Re: What do you do during the walk through???
i was told make sure all the outlets work. Look for damages that weren't there when you originally looked.
Open and close windows. Flush the toliets, run the water, turn on ALL appliances. (washer/dryer/dishwaster/stove/oven)

If you asked for any repairs, make sure they were done.
Make sure the power is still on and check all the lights and appliances.
Make sure their stuff is gone.
Basically go through and make sure everything is "ok"

Re: What do you do during the walk through???
check the attic to make sure there is nothing there. Bring your contract to make sure that everything that was stated in the contract is there. If you have a problem make sure you call your attorney to discuss $$$ to leave in escrow to ensure it gets fixed. We noticed a plumbing issue the day of walk thru and had them leave money in escrow so that it could be fixed at their expense.

What would constitute damages? What about holes from pictures or other things like that is that too insignificant???

Re: What do you do during the walk through???
Holes that are easily spackled are things we let go. We did the same things everyone else said, except check the outlets. Because I forgot my hair dryer at home.
We checked the shed and basement for anything leftover, even the top of the kitchen cabinets. Someone here bought a house and found all sorts of nasty grease-caked stuff up there.
We flushed toilets, turned on showers and faucets, ran all appliances, checked for dents and scratches, opened all windows and then locked them and pulled all the drapes.
The previous owners were there and we had a really nice time actually. They even showed us some 'features' on the house that we didn't notice before. And left us extra roofing shingles, vinyl siding, wallpaper, etc.

Re: What do you do during the walk through???
We kind of got away pretty lucky with our final walk through. The Seller was there with the moving truck and by the time we got there, he was done and had a cleaning person come in that day.
We checked all the things that were in the contract that were stated they would fix/repair. We turned on some of the appliances again, ran the water, etc.., but we did not check the outlets due to we had about 1/2 before we were meeting the Lawyers for the closing. It is VERY important that if the Seller was responsible for fixing or repairing anything you have written receipts and if a Contractor was hired, you have receipts with warranties for the work.
You can being a small night light and check the outlets if you want.
As far as holes in the walls, there is really nothing you can do when it comes to small holes were pictures were hung, but it's another thing if sheet rock is missing or broken.

Re: What do you do during the walk through???
Hey K,
Definitely flush the toilets & run the water (esp in the shower), test all the appliances, turn on the boiler (AC, if central AC), check out the attic/basement & the closets for "stuff"
Can't do anything about the small holes (not a big deal).
K, if you're close to closing don't forget all your calls (gas company, electric, phone, cable) or else you will have an interruption in service

Re: What do you do during the walk through???
Make sure they took all their crap. They wanted to keep their stuff in our garage for a week, so we had our lawyer charge them 50 dollars a day. Needless to say, it was removed that day.
Make sure all the outlets in the kitchen and the bathroom are up to code. They should be GFI switches (the ones that have the safety switch in the middle).
Turn everything on, open every door and window.

Re: What do you do during the walk through???
Check the burners, the oven, possible run the dishwasher and run an empty load in the washer. Make sure the floors are okay- no big damages from the movers. Make sure the hot water works, the heat, and the air conditioning. Make sure they leave everything they are supposed to. We did a walk-thru on Wednesday and the house wasn't empty so we did one on Friday about two hours before closing. It was important to us that the window treatments were left (there are a lot of windows and we wanted something there until we can get our own).
