We went for a house that was a little on the higher side (price wise) to say from spending even more on renovations.

That's what we tried to do also. I didn't want to walk into a house that I had to completly renovate.
We are building an apartment in our basement and the trips to Home Depot are really annoying. Thank god I didn't have to deal with that in my living space.

Luckily a lot was done to our house before we moved in and my husband is very handy and also is an electrician. So we do a lot ourselves. And my DH also knows a lot of construction people, so we get good deals. We rarely pay full price for stuff. We look for sales, deals, clearance, etc.

We are doing everything ourselves and we are being EXTREMELY careful about money.
I got our living room furniture at Big Lot's if that tell's you anything

Luckily DH bought a 2 family house on Staten Island about 8 years ago and we have a tenant upstairs, although they just told us today they bought a house. I hate to see them go, looking for tenants is no fun and they have been there for 5 years. After we just renovated our apartment, now we have to renovate theirs upstairs
