Franklin Square

DH and I are considering adding franklin square to our list of towns to look in (besides Floral Park, New Hyde Park, Garden city and those vicinites)

There is a house for sale on Plain Court - does anyone know how this location is?

Also there is another house for sale on the road between maxwell and new hyde park road, does anyone know what this road is called? or avenue? and how is it over there?

I live in Franklin Square but I have NEVER heard of Plain Court.

Sometimes newspapers list houses as Franklin Square, when really they are Elmont or Valley Stream. Not saying this is the case, but I found this to be true many times.

I live in Franklin Square. There are MANY different sections to FS.

There is "North of the Turnpike"- mostly capes, houses closer together

There is the FS that borders Elmont- again capes in an "iffy" area

There is "The heart of FS"- capes and ranches. Houses are still kinda close together. This is south of Hemp. Tpke.

The the area I live. It is known by many descriptives- "Dogwood Park"; "Dogwood Estates"; "Morton Estates"; the "Hamlet of FS". This area, the houses and taxes are most expensive. All ranches or brand new construction colonials. Only spans about 15- 20 blocks. Has VS school district (#13). Lorich lives here too. It is gorgeous, but $$. I moved here when it wasn't as expensive. But taxes are insane!

Plain ct- i looked it up on mapquest.
it says (coming from jericho tpke)
to turn right onto nhp road, and bear onto clinch ave and make a slight right onto edgemere rd and edgemere rd becomes plain ct.
i believe it borders garden city.

lexington ave is off tulip avenue- is that considered north or south of the turnpike?

i'm a native village of floral parker, so this is quite a change for me=a big town.

Not sure where on Plain Ct it is, but that is a HIGH traffic area - M-Fs. Edgemere.
It's nice over there for sure...
The M-F traffic is what most locals take to cut out train, lights, etc.
Usually up Courthouse Rd., thru to Edgemere, thru Garden City onto Denton.

Lexington Ave - off Tulip would be Nth of the Tpke. Closer to Stewart Manor...(Love SM!) VERY close to Floral Park...

I'm from FS aka "The Square" lol...
The part near tulip avenue is very nice.
I'm not too sure about the other...I actually never heard of these two streets.

I grew up south of Hempstead Tpke.
FM if you have any more questions about FS :)

I don't know much about Franklin Square, though we did drive around there and it looked like a nice enough town. One of my friends grew up there, and hated it, but not for any reasons that you should be concerned about. It was the usual "the suburbs suck!" thing most teens and early 20 somethings go through.

I believe we did look up a few homes on MLS, and I noticed some were in the Elmont SD. I would not buy anything in the Elmont SD, unless you have absolutely no plans to have children. From what I have read, it is a struggling SD.

I passed the house that's for sale on Plain Ct. this morning on my way to work...

Like I mentioned above that is a VERY busy area with locals avoiding NHP Rd & Nassau Blvd. Plus that section on Plain Ct has NO front parking...those that do park there are 3/4 on the side walk...absolutely no yards, etc. You'll see it when you have your appt.

Not sure of Lexington. It's Nth of Hempstead Tpke, but Sth of Tulip. Cute area.

thanks.. the prop size is 74x120? Why is that?
no front parking? Did u see the 2 car garage? ahh, i'll stop guessing. ill see it later..

i'm hoping i like the lexington one too - i hear that area is nice, plus it is not far from my parents! :)

The property must all be in the back because if it's the house I saw there is no front. There is a two car garage...barn like look. Driveway small...one car or two side by side.

we looked at the house on plain court.
didnt like the outside- u were right lorich.

the inside the first floor was only one bedroom, but nice - dh and i wanted to live on the first floor and we cant with that house

the upstairs- second floor apartment had low ceilings and was set up in a very awkward manner.

we didnt immediately fall in love with it, but we didnt totally write it off. i dont think it is worth the price they are asking.

we'll see.
