and no matter how much money you have, it's never enough. I think most people are uncomfortable about that much money coming out of their savings because it took so much to get it to that point.
I look at my house as the bank of me. It's where I live and my biggest financial asset.

First home was a condo- only 5% down- with closing costs I needed about 15,000 in 2003.
Second home, first as a couple, put down 25%, but a majority of it was the sale of the condo. I bought right before the market in CA went insane. We never could have afforded our house otherwise. It was like winning lotto selling that condo.

We put down 33% back in 2000. We paid a lot less for our house than what it is worth now! And we took a 15 year mortgage instead of a 30.

I think it would be more helpful if you also told us when you paid for your house. There is a huge difference between 20% 7 years ago and 20% now.
ETA: We paid less than $300K 6 years ago.
