WHO is supposed to do the driving?
Quick question: WHO is supposed to drive when you go out with a Real Estate agent? 1. YOU are supposed to drive the agent around 2. The AGENT is supposed to drive themselves and you around 3. You each drive your own car
I always thought it was #2 (agent drives), since I don't know the area, they can talk to us about the locations, etc...
The wife thinks all 3 happen and that #1 is common.
I think #1 is a CRAZY idea, if I don't know the neighborhood I'll be driving in a circle, or I will have someone yell instructions in my ear from the backseat.
At the MOST #3 but not #1. But I think it should be #2...then MAYBE #3, but not #1.
She thinks Im being wacko.
Thoughts?

When we were looking, we did all three.
Some homes we met the agent at, so we drove separately.
Sometimes, if we were looking at several homes, we'd meet at the first house, then go in the agents car.
A couple of times, my DH picked up the agent, especially if it was to look at a house in a totally different area/town that DH wanted to see.
The majority of the time, we met the agent at the house, and then either followed her to the next house, or went in her car.

I really leave it up to the customer's preference. But it's almost always #2 or #3.
As a realtor, I wouldn't be that comfortable with #1, because you are kind of at that person's mercy once you are in their car. I would only cede control like that if I really knew my customers and had been working with them for awhile, and if there was a really good reason for them to drive (such as, their kids need car seats). But even if there was a good reason for my customers to drive, I don't see why I wouldn't take my own car.

We did #1 and #3. When the realtor was with us, we drove bc we had navigation in the car, and both me and our realtor(hi J) were pregnant. DH was our chauffeur.
If we were meeting her after work, we met up with her in separate cars.
I don't think it really matters.

Never did #1 but did number #2.
Doing #3 right now because of DS and his carseat.
We meet up at the locations and follow each other if we have more than 1 house to see

I agree with this. A lot of times my BF and I would be careful how we spoke about a house in front of our realtor. Taking our own car allowed us the time to talk candidly about it in between seeing the next house...or even discuss numbers if we were going to put in an offer.

The seller's agent is on the seller's side, but the agent showing you around...isnt that the buyer agent? and therefore on your side?
So why can't you talk in front of them?
Just wondering, I have very little info/experience with this stuff

When we were looking, we usually met at the realtor's office and then she drove us. But occasionally we would meet at a house we were interested in. We never drove her in our car.

We always took our own cars. She would send us a list of houses we would see before hand so we could plan out routes etc..this was before GPS days

I would prefer # 2 and 3, but never # 1. I find that a bit odd.
My friends who spent several months searching for a home dealt with a RE agent who always did # 1. They got so annoyed by it, they didnt even bother dealing with her as a result of it. They used another realtor instead.

They are on your side, and we definitely trusted our agent (she steered us away from her own listing because she didn't think it was a good fit for us, and she was right), but we still wanted to keep numbers private. Say we wanted to put in an offer of $350k, but we knew we'd still buy it at $370k...that was just something that was personal to us, and we didn't think the agent needed to know.
And sometimes, it was more so we could say things like "Why did that man answer the door in a Speedo?!!??" (Yes, it happened)

The agent who is working with you is not automatically a buyer's agent. You, as the buyer, choose the form of representation you want. Many buyers just choose to be a customer, not a client, of the agent. In that case, the agent is not a buyer's agent, but still an agent of the seller. Such an agent will work with you to help you find a home by researching available houses, previewing inventory, showing you houses, facilitating the deal, etc. But that agent still represents the seller's interests, in that the agent is ethically bound to try to get the most money for the seller. All of the agent's duties (of loyalty, of confidentiality, etc.) flow to the seller. I know it seems counterintuitive, but that is the case.
If you choose to have a buyer's agent, you have that agent working for you, not the seller, and all of that agent's duties flow to you. They will try to get you the best deal, not the seller, and they will make sure that you as the buyer do your due diligence (otherwise in NY, it's basically buyer beware). But if you hire a buyer's agent, you sign a contract with that agent (in most cases) and agree to work exclusively with that agent for the contractual period. You may also have to kick in extra commission (although many times the commission will just come from the seller's proceeds).
But before you begin working with an agent, or even speak to an agent about a house, they MUST explain all of this to you and have you sign the NY state mandated "agency disclosure form," which spells this out in writing. You are not locked in -- if you initially decide NOT have a buyer's agent, you can always later decide you want an agent you are working with to act as you buyer's agent. But if your agent is not representing you as a buyer's agent, then you should definitely play it a bit more close to the vest re: how much you are willing to pay for a house. If you tell an agent that shows you a house that you want to offer $450K, but you are willing to go up to $500K, they technically are obligated to let the seller know that you would pay the $500K. If you have a buyer's agent, that buyer's agent is PROHIBITED from mentioning that you'll go up -- they have to do their best to get your $450K offer accepted and keep the price down as much as possible.

We met our agent at the listings although I'm sure he would have been more than happy to take us around if need be. It just worked out that it was easiest for all of us to meet up at the listings. I think #1 is odd lol.
