Looked in all 3 areas and I most prefer East Northport. Love the location, love being near Huntington and Northport Village. Lots of shopping, larger lots in many areas. Smithtown is about 15 mins further too which does add up if commuting. Oh and taxes are lower due to LIPA (I believe). Smithtown is known for being very high taxes.

Two of the main areas we looked in were Commack & E. Northport and we settled in East Northport. Commack has higher taxes. All 3 are known as great school districts.

ETA: we would have been happy in any of those 3 towns, but we just happened to find a house we loved in E.Npt & lower taxes

You really can't go wrong with any of those towns IMO.

My order of pref:
Smithtown
Commack
E. Northport

We looked at E.N both times were were house hunting and just never saw anything we liked. Also in alot of cases I found the houses to be on smaller properties than we wanted. (northport has larger lots but what we saw in E.N was .25 or less....we wanted to be around 1/2 an acre) Would love being in Northport, the town has such a sense of community

Commack and Smithtown taxes are comparable, so are SDs.

We live on the border of Smithtown and Commack. Literally if I walk across the road and up it is Commack SD, yet I am Smithtown.

ETA: If working in the city is a concern, everyone I know who lives in the Nortport area commutes from Huntington which is a plus as it is a main hub vs anything east of the Huntington Station.

Also, because of the situation with LIPA, school taxes are about half the price that they would normally be. But beware, there is a major lawsuit pending regarding that school tax situation, so things could change.

I always love the area in an around Old Bridge Road and behind Bellerose Avenue School, Very nice Chat Icon Chat Icon and large lots!!

I grew up in East Northport and would have LOVED to live there or Northport. It was just a bit too far from work. We just purchased a home in Nesconset (smithtown schools) and couldn't be happier. I never was a huge fan of the "feel" of commack but it has great schools.

I live in East Northport, but I'm in the Commack SD. We love it here, but we don't have kids, so our experience is a bit limited. DH works in the city and I work in Levittown, so going any further out would not appeal to us at all. I would prefer to be more west, but I like having the property. If you go further north into East Northport proper, just know that there's a lot of traffic on Larkfield. You also can't beat the shopping that's so close by!

I haven't seen any homes in E Northport yet but both Commack and Smithtown are very nice! We're also going to look in Hauppauge. Some Hauppauge homes have Smithtown schools.

I looked in all three areas. To me E. Northport was harder to get to parkways and expressway which was important to me for commuting to work. I don't think you can go wrong with any of the areas. They are all great school districts.

We looked at all of the areas and we rated them E Northport, Commack then Smithtown (we ultimately didn't buy in any of them though). I *think* Commack has a slightly better SD than E Northport but they're pretty comparable from what I remember. Smithtown we didn't really seriously consider so I'm not positive on their schools but the recent "issues" they had in the paper did deter us Chat Icon.

We tended to prefer the neighborhoods of Northport/E Northport slightly over Commack. The fact that Commack has no real "town" area was a big detractor for me and we LOVE Northport village (although that may not matter to some).

all those towns are great, you can't go wrong with any of them. it really depends on what "you" need in a town!
