i would prefer 3 bedroom, 2 bath over 4 bedroom, 1.5 bath

Definately an extra bedroom. We have an unused small room in our bedroom which is my office now. We were going to convert it to another bathroom when we realized we really didn't need it. Two baths are plenty even if one isn't a full bath but an extra bedroom, now that is handy! Especially since the bedroom downstairs could be turned into a den or playroom- really useful when you have kids.
ah- just realized it was a .5 bath, not a .75 bathroom. In that case, I would add the a shower to the existing .5 bath and make the room smaller.
