What was the one expense...
that shocked you upon being a homeowner? Besides the mortgage payment, of course.

Re: What was the one expense...
Probably just the up-keep. There is always something MORE I want to do with the house and that takes money. We "leased" my parents house before buying so we paid all the bills so we were not surprised about anything when we bought the house a year later.

Re: What was the one expense...
for me it has been how much time we spend on upkeep, we could pay someone to do it & that would be a huge $ expense. I was shocked at how much more work & time it is to clean & maintain the interior & exterior of this house vs. my townhouse.
And I agree wholeheartedly with oil being a real shocker.

Re: What was the one expense...
I don't know why oil shocked so many homeowners.
I mean... when I bought my house... i knew oil was mad expensive (like around 2.50 a gallon).
I found out my house burns an average of 750 gallons a year. So i did the math and figured out beforehand what it would be a month.
The price is outrageous... but it wasn't a shocker.
I guess its a shocker to people who bought when oil was still 1.20 a gallon.

Re: What was the one expense...
That's exactly it! I remember paying $1.09 for oil!!! and the 550 gallon tank doesn't help much either.

Re: What was the one expense...
After we moved into our house we got a bill for water- $400 and it's quaterly! Turns out, we don't pay for the actual water, but we live in a special "water/sewer district" and we are paying for improvements that were made to the system. Everyone in my development pays it. $1600 a year. Nothing was said when we were looking into the house, and nothing was said at closing. It was a rude surprise!

Don't be afraid! Just be sure to make a list of all these "surprises" so you can ask and know beforehand!

Re: What was the one expense...
Oil...we first signed on at 1.29 gallon. The next year it went to $2.19, then the next year it was $2.59! That's over 110% increase in under 3 years!
Also if your home needs certain minor improvements, even minor ones are at least $2000!
Everything is just $2k more..the windows, the door, the washer and dryer, the fridge..you just can't budget for that stuff-you have to have a little cushion for that stuff.

Do you live in a condo? Pay a homeowners association fee every month?

No, a regular house. Ironically, I called the town to find out what this bill was and point out that we had not been told anything about it. After that I noticed that all the listings on the Westchester/Putnam MLS for my neighborhood now say "Special water/ sewer district with additional $1600 tax"

Re: What was the one expense...
Cost of a fence, the cost of painters (we just do it ourselves because of the outrageous labor charge), how much plants cost, and the price of truly custom drapes (hence why pre-made are just fine!)
