What is the difference b/w a farm ranch and a cape?
I have seen some homes called farm ranch that looked more like capes to me. Is there any real difference in what is a farm ranch and what is a cape?

I am not sure but I have what is called a cape but really it's a ranch because there is only one level. Not exactly sure what makes a cape a cape...

farm ranch is a ranch with 2 (or more) bedrooms upstairs, and a bath.
A cape also has a bedroom or more upstairs. So I am not sure what makes one a farm ranch and one a cape.

When I lived in Centereach my house was described as a farm ranch. There were three bedrooms and one bath on the first floor, with nothing but an unfinished attic on the second floor.
I grew up in a cape. Before my parents dormered and added bedrooms and a bath on the second floor, we had two bedrooms and a bath on the first floor, with nothing but unfinished attic on the second.
Both had a garage and basement.
So I lived in both and still do not get the difference - they were pretty much the same.
I wonder if it has something to do with the shape or layout of the house. My Centereach house had the kitchen in the front, while capes seems to have the kitchens in the back.
I was no help.

Our house was described as a farm ranch and I had a co-worker with the exact same house footprint. Hers had half the upstairs finished as bedrooms with no bath (half unfinished attic) and ours was fully finished with a bedroom with attached bath, and a second sitting room. It really wasn't good for two bedrooms since the bath is in the primary bedroom.
I think Ranch homes usually have a central hallway running down the middle with rooms on both sides. Are capes laid out the same way?

I grew up in a dormered/extended cape. 1st floor had kitchen, LR, DR, den, bedroom and bathroom.
2nd floor had 3 BR's and a bathroom.
There was an unfinished attic and a basement.
I've always known ranches to be one level with *maybe* a basement.

A cape that is not dormered is considered 1 1/2 stories. Usually, the stairs are right in front of you when you enter the front door, which is centered on the house. Capes have two BR and a bath on each level (if the upstairs is finished). The upstairs has on BR on each side with the bath in the middle. You also walk up a few steps to enter the house (except for Levit capes). This is typical layout for a cape.
A farm ranch can have two or more BR on the first floor and the second floor is a full story, but not over the entire house. Entrance into a ranch or farm ranch is usually level with the ground or only one step up and it has a low roofline (the cape roof is angled/pitched more).

I was referring to the ground floor - I've lived in two ranch homes and in both cases there was a central hallway running towards one end of the house with bedrooms and a bathroom off to either side of the hallway.

That doesn't describe our house at all, and it was listed as a Farm Ranch, but I can't say the listing was accurate. Our second floor is not a full story, it's more of a finished attic space. The entrance isn't ground level either - we have to go up a few steps to a portch.

Some farm ranches are considered 1.5 stories also.
So maybe a farm ranch's upstairs isn't over the whole house but a cape's upstairs is?

A farm ranch is one that has one bedroom over the garage. I looked at one. It was kind of odd. A farm ranch isn't a true second floor. It was almost like a loft.
I have a cape and grew up in one.A cape usually has 2 bedrooms upstairs (sometimes with a bathroom) and usually 2 bedrooms downstairs. The second floor goes across the whole first floor.

We live in a farm ranch. We have 3 bedrooms on the first floor. Master bedroom, play room and my DH office and 2 full bathrooms ( master bathroom and another full bathroom.) We have a family room, kitchen with eat in area Laundry room, livng room and formal dining room and a big foyer.
We have an upstairs that I think was an attic at one time but we have 2 bedrooms upstairs that are huge and a full bathroom.
We have a 2 car garage too...
In my neighborhood, there are only farm ranches and Colonials...
BTW- Ii lived in a split before ( wasn't my favorite) and I am just in love with the layout of the farm ranch..

we have a classic un-dormered cape, original layout. it's technically 1.5 stories. first floor is 2BR, 1 Bath, LR, DR, Kitchen. Full basement. 2nd floor is 2 large BR's with angled ceilings, and 1 Bath. No attic. Garage is attached to the house but can't be accessed from inside the house. Top of garage has a flat roof with a decorative railing all the way around.

Hmmmm maybe you're right on the distinctions. Farm ranch person?
What else could be a difference... we have a fireplace, and it seems like all of the capes in my neighborhood have them. Also it seems like most of them (that haven't been modified) have a door in the kitchen to the outside (which is a side door, not back door). tons of pics of my house in my house album if that doesn't makes sense lol.
