We took the plunge!
We bought an investment property!  We made an offer on a tiny, 850 sq/ft rowhome, 3 blocks away from Temple Univ. in Philly, and they accepted it!
The thing is a shell - everything was stripped, just studs on the walls and flooring. But then it looks like there was a small fire on the 2nd floor. We're hiring someone to redo the roof, put up all new sheetrock for the walls, and install new flooring, but the rest of it, we're doing ourselves.
End result - hopefully we'll be able to rent it out to students and make a nice little yearly profit.
I figure, it's a small little rowhome, and we bought it for dirt, dirt cheap, so how extensive/expensive can it really be? I know, I know, Murphy's law will teach me, won't it?

I really don't think you guys want to see the befores. Just envision a bordered up crack house, and that just about sums it up

my sister went to temple...from her sophomore year on, her friends always rented houses. It seems like the really popular thing to do there.
