UPDATED!: we got an offer!!!
so... we're selling our house, and yesterday our agent had an open house and had a lot of people- well, she just called with an offer from one of the people from yesterday!! we're gonna counter offer and see what happens... but its so nice to get an offer! 
UPDATE:
so, we settled on a price! its 8 K less than we were asking, BUT its also 30 K more than we paid for it 2 years ago, so what more do ya want??
looks like if all goes well, closing will be around august 17th... which is perfect for us!
i'm sad to be leaving the house though- its our first house and we did so much to fix it up and make it ours... but, its the first house for the people who are buying it, too, so thats really cool
NOW, its on to packing
