*Update* Made an offer today...
I can't believe it... we just put our very first bid on a Townhome! I've always wanted a Condo and this one is really nice. It would be a great fit for us and a good investment.
Hopefully, it will work out. Otherwise, it wasn't meant to be.
Although, if we do end up getting it, it'll need a lot of cleaning! Let's put it this way, when we looked at it I needed to hold my hand to my nose! I've never seen clumps of dog hair that look as big as tumbleweeds before!
**UPDATE**
We just got a call from our Agent. We knew that the owners were, well, WEIRD but now even our Agent is saying that they are "out there". When he made the offer, they said "oh, we won't be counter offering - we want to be AT LEAST in the low 400's" ...... umm the house is up for $379 and it has been on the market for six months LOL!!!! Vin and I had to laugh.
We had offered, because of the condition and how long it has been on the market, $325 and we could come up to about $350-$360 the most. That's the top of our budget. And, to settle on $350-$360 from an asking price of $379 I didn't think was that far of a cry. So, I figured - hey, we'll try. Well, these people - CRAAAAZYYYY hahaha. So, my Agent said "well, i have no idea why your asking price is what it is if you want at least in the low 400's but whatever... think about the idea of at least countering - in the meantime, we are going to look elsewhere". And that was that!
That was one heck of a first offer experience.
We are bidding on something else tomorrow - I want this one to be just as colorful of an experience or else I'll be disappointed.

Heather - it is in Smithtown in a community called Willow Wood. It is a 3 BR, 2.5 Bth. It was cute but needed a lot of work on the floors and a TON of cleaning up - it was GROSS.
We're going to offer on some other places. What is meant to be always finds a way!

well when the right house comes along it will happen the right way. GL! It's a long gross process some times, but in the end you can turn any house into a diamond. Our house was completely gross as well when we bought it, but now it's clean and almost the way we want it.

I know which one you are talking about. but their listing says they won't hear anything less then list price
those go for a lot though, if you look there aren't any other ones with 3bdr that are priced under 400! so if you got it for 379 i think you would be getting it for a good price, although i didn't look at recent sales. it has been on the market for 186 days!
Don't worry, if its not meant to be, its not meant to be. people are nuts.
I looked at a house in stony brook priced at 399 that was over market value. we were going to offer 375 until I found out someone else had already offered that 3 months before us and the homeowner countered back with 399. guess what, its still on the market and its almost a year! they did reduce it by 10k but they will still never get that!! older people seem to be stuck on their prices, and I guess since they don't "have" to move they try and stick it out

wow.. that was interesting indeed! Did they think people would offer more than what they asked for. They probably wanted a bidding war that nobody was interested in.

Yes, the wording said they would prefer if people started at 379 (their asking price) and went up -- which, in itself, is ridiculous in this market. Either way, when we physically saw the place their own Agent told us they would entertain all offers.
Personally, I think that it is priced well for that type of unit at 379 -- I would pay it if I could but it is above our budget. I thought if they wanted to come down, I would meet them half way and go to the top of my budget but 379 is just too much of a stretch for us. It'll sit on the market unless they decide to bend and someone offers them the asking price and they take it. Otherwise, it will sit.
Who knows, they might need a certain amount so they don't go into foreclosure. They are moving out of state, my Agent discovered that they paid over $470 for it just three years ago. So, they probably owe the bank and need to make that back or else they will foreclose it and move OOS.

As a homeowner, it's hard to think that you could lose on the sale of a house. But you have to be realistic also. Just because you owe $470 does not mean you are going to sell it at that price in today's market. My house lost about $70K in value in this market. That's a reality. It does not matter how much I owe. So while you want to get as much as you want when you sell, you do have to be realistic.

Something similar happened to me two months ago. Three or four days after the owner rejected our offer, we found a house of the same size at a better price, in a neighborhood we wanted to live in more. Our offer was accepted and we're currently in escrow, ready to close in a few weeks.
Oh, and the guy from the first house never sold it and took it off the market last week. It had been on the market since June or July.

I totally agree with you.
What a shame - I don't know what is going on over there.
Either way, we have two other places that we think will be a great fit for us! So, at least we don't have to be involved in that mess anymore!

It's hard to sort through it at the beginning. Sellers being unrealistic. Sometimes homebuyers are unrealistic. But in the end, you will find a place you like and in your budget. It's out there!
