I never used the 3 in 1 thing, but to answer your question on the changing table, I think that that changing table will be good enough to serve as the sole changing table. We used it downstairs all the time and honestly, I think were able to use it for more than a year...

HOWEVER... not sure how yours is made, but I see on my niece's PnP the changing table doesn't fit right on the PnP, but rather it's a higher attachment, I'm not sure how long that will last for, but definitely for a good few months...
