Today's Newsday

Did anyone see the article in today's newsday about queens real estate? It is up 19% this June compared to last june.... Nassau and suffolk are also up 4-5%. It states that the market has cooled but prices are still on the rise.......

hmm, that's odd. i've been watching the RE market out in Suffolk where we're looking and prices are way down from last summer Chat Icon

1 example - Setauket. there wasn't a house to be found in E. S. or regular Setauket for under $400K, not even the one's that were fixers.

I have heard people say that Suffolk is the first to see real estate go down - then it becomes a trickle effect throught the island but the boroughs of NYC take longer with Manhattan being at the bottom.

Many parts of Queens are very attractive to young couples right now. The proximity to LI and Manhattan along with some of the best school districts in the NYC system are appealing to a variety of buyers.

We live in Bayside in SD #26 which has been rated #1 for years so the demand in that area is unbelievable. We are 20 minutes by LIRR to Penn Station with no stop in Jamaica (the only line to do that). Co-ops, Condos and Townhouses are still a lot more reasonable in price than in LI with 2 bedrooms available for under $300k.

Yeah...the prices are going down where we are in Nassau, but not by much and only if they're desperate to sell...

they mentioned in the article that prices of houses in contract for June 2006 compared to June 2005 was down though. and that inventories are very high.

that is very true- 2 summers ago those same high ranches were listed for $485 +

Yeah it said the market is definitely cooling off..... Which it would have to be with inventories at these levels....

I noticed the prices in Long Beach have come down alot as well

I thought the prices were are little wacky last winter- and the same houses around the corner from me have been on the market for more then 6 months now

too bad I don't like any of them

That's the weird thing about the market right now - lots of stuff on the market, not a lot of NICE things on the market. We bought in January (some could say the peak) and I haven't seen anything come on the market in our price range that i like better than our house - and it was a pretty wide price range!

honestly- ( I hope no one takes this the wrong way) I haven't seen anything under $1M that I want to buy right now

I am not seriously looking- I put no limit on the search in MLS - so it's fun to see what comes up- but sad at the same time

most houses I like are $2M- which is never going to happen unless I win the lottery

are you looking to stay in Long Beach or are you looking at other areas in Nassau as well? We had a similar problem in Manhasset but we were fortunate enough to be able to buy a great house - in our opinion anyways!

My DH wants to buy on deep water canal or waterfront- so we are limited- we are looking from Long Beach to Massapequa- we will most likely wind up in Nassau Shores- I think

so when I do my searches it's for waterfront- so even less nice things come up under $1M

I almost fell off my chair when I saw what some people were asking 1 year after we bought (6 months ago or so)...Of course I was happy, but so unrealistic!


Maybe some said - it was worth a shot, and tried to see if someone would give them that, but I think 5% more than what I paid is likely what they'll get

The funny thing is these are the homes that are moving. I do deals like this all the time. Multi-million dollar homes are on the rise. Except the problem is....who can afford it???

I believe you- I think the most I could swing is $1M- we don't want to go that high- it would be rough- that's why we haven't bought anything-

however- there was a house in ocean side last year- listed at $1.2M, I went to see it they dropped to $999K, now a different house on that block ( same expect the one I liked was stucco) is $899K- so I think there is room to neg- but if you have that kind of money was another $100K ??????? ( for over a $2M home)

People that work in the city in finance, people with family money.... they are out there.

Yes - I forgot about people trading up. For us, we were able to afford a lot more than most people in part because we are both a little older (30 & 33) and we each owned our own place prior to buying a house together..... We both bought about 4 years ago before the big boom and our two house combined were already worth $1.1mm (we originally purchased them for $684k.
