my brother just bought a 3 bedroom, 3.5 bath room Town house in Delray beach

1 block from the beach, and near all the new hip resturants

the guy started out at $600K- my brother got it for $455K

florida is dropping like mad- I might buy a vacation condo if the prices drop in South beach

Oh no Beth-he is buying it?

bought it- my Dad thinks it a great idea- 4 weeks down there and his brain is FRIED!

My Dad is forever the optimist!

my sister lives in Richmond. She has a nice house. But after a week there I want to bang my head against the wall. She is even bored there. and thats the capital of the state!

I definitely complain about the housing prices here - but when FH and I weigh the pros and cons of moving, - we can never have enough pros.

I would NEVER move to FL. I would have been able to transfer ther ewith my NY salary with my job - but FH is a teacher and he would have to take a $15K paycut - and the raises for teachers stink. so it wasnt worth moving away from my enire family for!

Re: This might be a good time to buy in FL

I just wish folks would do the research before they post. A lot of research shows the goods & bads of all areas. I love a Union area, my husband is union carpenter, once we go south of DC, there aren't as many or as many controlled unions. I like the weather (aside from today). I wouldn't want hurricanes that frequently. I work in media sales and a lot of my markets are in the south. I do know the statistics in regards to income, education, unemployment rate, etc. This is what I do for a living, no joke. We put together entire pieces based on certain areas. I've been to numerous parts of the south for business (ie, charleston, columbia, ft. myers, panama city, tallahassee, birmingham, gainsville).
I think its important to take everything into consideration when purchasing any property. I look at the community profiles based on the cencus for all of LI all the time.

Kerry, in response to you, I understood where you were coming from and that's why I replied. I can't speak for Florida, I have never been. I can speak for parts south of the "line" and am happier than ever in Atlanta.

I did my research. TONS of it.

Everyone considering making such a drastic life decision should do the same. Research is key, I agree with you.

And where I was (Brooklyn, NY) and where I'm at now (suburban Atlanta, GA) is like night and day. And I wouldn't have it any other way. I love it immensely and don't know why I didn't move sooner.

that wasn't a generalization. I said I WOULDN"T move south of the Mason-Dixon Line.

I said my friends are unhappy

and I said do research first

I wish everyone would read the entire post first, there was no generalization in there

The generalization you made was where you said that if you do the research you'll see that LI is better. For me, that wasn't the case. I'm sure it isn't for everyone; there ARE places that are great, clean, safe, affordable, great paying jobs outside of NY. Research IS key. People can't make decisions based on what they hear or what someone tells them or how it works out for people they know (we have lost friends because of this). You do have to do research. I completely agree.

Personally, I can't wait to retire and move south. And, specifically to Sarasota. My parents have a house there and I love it! I'm always so jealous of Harleygirl for living there.

My SIL lives in Fliorida. Houses prices are still going up in her area. And she lived in Bayside Queens before moving. She has 4 kids and did lots of research on the schools. The town she moved to has A+ schools.

Re: This might be a good time to buy in FL

We went last year to look at houses. The house prices in her area were in the 500,000 range (for "older houses") newer houses are in the million dollar range.

We then drove to the other side of florida (west coast) were prices were the same as here. So we decided to stay. Thats not to say in a few years we wont sell here and move down there.

Re: This might be a good time to buy in FL

i am one of those that decided to leave LI for many reasons. Mainly becuase we could raise our children in a place we loved and could afford to be very comfortable in. Our salaries are compared to if not more than NY's salaries for the same job. Our private schools are top and where Sasha lives 10 minutes from me her public schools are rated great. the cost of living is going up here, prices averywhere are steadily climbing higher and higher here so it worked in our favor. We chose never to go back to LI because this is our home/where we are planting roots. It's like anywhere in the US- some areas are moving at a fast pace and others are declining.

As always you do your research before you make a hugs move out of state, but once you get there it's never the same as your research since you are living in the reality of it. KWIM.

In any case, we made an excellent decision for us and are the most happy with it.

See my Sister in law is by delray (and my IL live in Delray) and I don't see the drop.

My brother in law is in Port St. Lucie which is being built up LIKE CRAZY we almost bought there.

Re: This might be a good time to buy in FL

I used to hate NY and wanted to move to FL so bad because secretly I was angry that I would never be able to own a home here but now that I do, I think of FL as a retirement goal after the kids are off and married.

my brother bought a townhouse orginally listed at $600K for $455K this week

I saw tons of construction sites abandoned I was just there 2 weeks ago

my FSIL works for a builder- and they used to have to have a lottery for the houses- now they are begging people to take them

Not all of Florida is dropping off. The panhandle is still doing very well despite damage from Ivan and then from Dennis. There is a slight drop in prices here but only because after Ivan there was alot of price gouging due to limited homes available.
I got in new construction in a high and dry area in an ICF home on 3/4 acre a few miles from the gulf for under 200,000 in late 2004 in 2006 even with a slight drop I am sitting on about 150,000 in equity and Okalossa and Santa Rosa County are two of the highest school districts in the country. Currently okalossa is #1.

You must remember also about how insanely high the Hurricane Deductible is down here in florida and how hard it is to find insurance right on the water which is also why people are lowering prices. Some people can't afford to insure their homes anymore and NEED to get out!

House prices are really dropping and a lot more are going up for sale. I am in North Port which is on the Southwest Gulf of Fl. Hurricane Charlie flattened Punta Gorda in 2004 which is only 10 miles from me. Whatever Punta Gorda rebuilt bigger and better and houses are so much more then what they were. The houses in Punta Gorda are double the price.

Prices skyrocketed for 2 years. Now we're heading into hurricane season and prices are dropping a little and more homes are for sale. But this is prime hurricane season so yea people want to get out and cut any loses. The market is antipicating to be stable until November when the season is over and the snow birds come down.

We are extremely happy where we area both in our careers and our home. We were fortunate enough to really plan and go at the right time. The right time for us was when the market wasnt skyrocketing and our land served as our downpayment. For us the move was the best thing and I wouldnt move back to NY.

I am not putting NY down I just enjoy the life down here. I enjoy my job, my co-workers, my neighbors are wonderful and I love the beaches down here.

The weather has been beautiful too. It's not as hot as many think it is. Our high has been in the low 90's and low humidity. Winters we've even had our heat on. And if you work inside you're going from your air conditioned house, to the air conditioned car to the air conditioned office. During the hotest parts of the day are not even that bad. I go out to the lake, eat lunch and feed the ducks.

This weekend I am flipping if I want to go shopping in St Armonds Circle or head to Marco Island or Captiva.

If anyone is interested now is the time to do it. It's hurricane season and the prices are dropping. But once the season is over a batch of snow birds are going to be heading down and the price will increase.
