I don't think it's a mistake...it has been on the market for as long as I have been looking - at least 18 months. It's also on Wheeler Rd (though they said -when I called on it about a year ago- that it's pretty far back on the road) it's still a main road, nonetheless. That was a huge no for us - main roads.
The house is really cute though...it looks like it started as a flip when the market was much hotter.

Hmmm. I remember seeing a listing for a house on Wheeler Rd when we were looking (in Dec 04) so you may be right! But, wow, $199,000 in Hauppauge!

I know...I think it was somewhere around $439k when I first saw it.
Doesn't hurt to check it out however I am weary of anything that has been sitting that long and reduced so drastically.

Most likely it is advertised like that purposely.... Realtors do it so that you will call about it and then while they have your attention they can tell you about some other homes... it's a sales tactic.

In an almost 2 year period - who knows how long it has really been on the market...I just happened to notice it about 18 months ago.
They're probably hoping for a bidding war of some sorts...

I would check into the school district...is it REALLY hauppauge or is it considered South Hauppague? AKA Central Islip?

I think once your offer is in, that's it. The house goes to the highest bidder. We looked into a house that was going to auction...we'd have to bring $10k just to start bidding (you get it back if you lose or it goes towards the DP if you win)...then you have to come up with 10% within 48hrs...and another 10% "auction fee". It's an interesting concept and a great way to get a house for below market value if you've got the cash.

a mud room is a small room, usually off the kitchen or garage side of the house...
used for entering the house with dirty shoes...(snow, rain, mud, etc....)..hence the name..
