Subordination question when refiancing
Has anyone ever had their 2nd mortgage deny a subordination on their loan when trying to REFI the first mortgage?

Yes. It was a huuuuuuuuge nightmare and the refi almost fell through. We were fighting back and forth with our 2nd mortgage holder and they were being SO incredibly difficult. The entire refi was about to fall apart and in the 11th hour the bank called and said they approved the subordination and the refi went through. It was a monumental headache though, our bank that held our 1st mortgage was fighting for us, we were fighting, the title company was fighting, it was unreal.
It was suppose to be very easy and streamlined because we refinanced with a HARP loan but what was suppose to be super easy turned crazy. The second mortgage holders were requesting paperwork and appraisals that we didn't even need to do for the refi. They were nitpicking the wording in the contracts, being petty over the dollar amount. For whatever reason, they just didn't want to subordinate the loan. Thankfully in the end they approved it and we closed the loan. But it was definitely not an easy road to get there.
