Interesting read... and I really don't have a comment on it.
I looked at the interest rates right now and most major banks are advertising rates of around 6.125%. Will the rates jump up to 7.5% by June? I don't think they will.... but of course stranger things have happened.

wow...i just talked to my broker today and he said 5.75

Well I said "major bank rates". Those are retail rates. A good broker could do better (like you said 5.75).
