So frustrated
My house has been on the market since July. After all the horrors I've had to endure we finally had someone come back twice and we lost again! We are always second choice. The feedback is always fantastic. It always comes down to price (we are slightly higher priced) but the houses aren't comparable. For ex, there was a $40k difference BUT we have 600 more sq ft, an inground pool and central air.
I just want to do this and cry
I hate that I bought at the height of the market and now need to get out and can't afford to go much lower (we are already $100K lower than what we paid and are selling for less than our mortgage.) I'm so frustrated! I'm priced right, decluttered and updated. There's really nothing more I can do but give the place away.

 People just look for different things. I wouldn't consider any house with a pool for safety reasons, so no matter how well it was priced, it wouldn't be on our list.

Second, you can't really include an inground pool in the value of your home. For some people its nice to have, and others don't want it at all. Its one of those things you do for yourself but can't expect to get back when you sell.
Unfortunately, in this market, people are looking for a bargain. I think at 40k more than other comparables, you are pricing yourself out. I know it totally sucks.
