Should I raise the rent?

So my tentant wants her boyfriend to move in - I knew it he sleeeps over everyday.. should i raise the rent? if so how much? now he will be showering and doing laundry and now i guess will be in apt when she is not home

I would raise it a small amount only especially if she is a good tenant. Maybe 50 a month.

I would wait to see if your utilities go up and base it on that. If they don't I wouldn't.

That's what my DHs landlord did when I moved in, thought it was totally fair - that was a few years ago though.

I would raise it. How much did the utilities go up when your tenant moved in on her own? I'd raise it enough to cover the cost of him being there. Nothing more especially if she's a good tenant

I would wait and see how much the utilities go up. I wouldn't raise it any more than $50-$100 per month, depending on the tenant.

I would raise it and add him to the lease.

Your original lease was for one person. I would raise the rent. Ask for the difference in the security deposit and add his name to exisitng lease.

More people is not only an increase in utilities it is increased wear and tear on the apt.

$100 per month for one person?

last month we paid $110 TOTAL for our entire house for two of us (gas, electric, water)

i think $100 may be a bit steep...

I spoke to tenant lease is up in August I will add him to it and raise the rent $ 100.00 more

Really? so if my lease says the apartment is to be lived in by one adult and the landlord says her boyfriend can't move in, he has a legal right too? That's crazy it's my home.

I may just not be reading this correctly but I don't see how anyone can legally move into my home without my permission. Our lease with our tenant states that it is for one person and we charge a fee per night if anyone else stays over. (for the record, we are not strict with this rule but it's there if we need it). We did a lengthy background check/income verification prior to allowing my tenant to move in and would not allow anyone else to live in the apartment without doing so. When we were granted our permit, the town advised us that since it's a residential home, we could evict anyone within 30 days if we needed the space back. Are there different laws for accessory apartments as opposed to apartment buildings? Just wondering how the law you're speaking of applies and who it applies to?

That would be at a minimum. They're occupying space in my home, using electric, gas, wear/tear on the space/appliances, sharing my internet, an extra car taking space in the driveway. Honestly, we would probably increase it more than $100.

There are several people who seem surprised that they cannot legally restrict the # of people occupying an apartment in their own house.

I believe that in NYS, you can only restrict 2 people per bedroom. So if you have a 1 bedroom apartment, you can't say "only for singles" and if you have a two bedroom, you can't say "couples only" or "no kids."

Yup this is all great info. To go a little further, I don't think you even legally say "no kids," even with a 1 BR.

My thoughts:

They want to move in together - don't give them a reason to look for another place.

If she moves out would you rent to a couple?

I see it as the same thing. I wouldn't raise at all. if there is a noticeable change in utilities, I might say when the lease is up you have to raise it.
