rental question
We will be renting out our co-op for a year. In our lease we will have that the tenants must abide by all co-op rules (quiet hours, 80% carpet, etc.).
We have wood floors throughout and area rugs. I was planning on taking the rugs with us for our new home and also because I would want to buy my own that matched my furniture, etc., if I were in their position. DH says we should leave them, AND even buy another one -- to make us truly in compliance with the 80% rule.
What would you do? Are we obligated to leave anything behind?

I personally would want to decorate myself, including rugs.
I don't think you need to leave them but just make sure that the renters are aware of the coop rules.

I understand the thought of wanted to decorate yourself but I know if I was moving in I might not have extra cash to go and buy rugs. I only have one little rug in my house now so just to cover yourself I would leave them or go buy cheap ones somewhere to give them.

I would not leave them if you really want them.
I think that your lease with the tenants should really state that THEY must abid by the co-ops rules, and provide a copy. I would let the new tenants know about the rug rule verbally just in case they miss that, and anything else thats important.
What would happen in the case that they don't? if there are fines I would offer to leave them then and if the renters don't want them and have their own, then your good to go

I think it would be your responsibility to carpet the apartment. iF they don't put carpets adn you have neighbors that complain , the board would come back to you since you are the owner

I think it is the owners responsibility to carpet the apartment. It is also the only way you will know the renters are abiding by the rules. If they don't, it will fall to you.

I agree with this.
If you like them, then I would take them and replace them with something else. If you don't really care, I'd ask them if they want to decorate themselves
Since this is a rule, this isn't really a "decorating" thing

Maybe just ask them ! Ask them if they need it or if they will buy new ones ,and if they do.. then leave it.
