recent sales/Comp Question
So I know when they appraise the house they base some of it on recent sales.
So I was looking on MLS and listingbook at recent sales.
My question is this.. When a house sells, does the sale price get posted, or is it the sale price plus what ever % the sellers might have wrapped into the price for sellers concession?
I would think its just the actual sale price, but I have no way to figure out if it is or not

I just had an appraisal done.
There were two columns for each house: sale price, and concessions. They used 4 comps for our house and not one had any sellers' concessions. So it would say something like Sale Price: $350,000. Concessions: $0

But what about the recent sale prices posted on MLS and listingbook?
like the ones I would pull??

if you want FM me the MLS numbers and I will use stratus (realtor MLS) and tell you what it says
the appriaser is going to use stratus
