Realtor "etiquette"?

DH and I have been using a specific realtor to see many houses. We never signed with her exclusively (b/c she never asked us to) and we go to open houses without her as well. We really like her though and would love to give her business once we find a home.

This weekend we came across an open house and we loved the house. The realtor was from the same company as the one we've been using (not same office, just same company). We want to see the house again and hopefully make an offer, and we really want to work with the realtor we've been using. What do we do in this situation?

Thanks!

Re: Realtor "etiquette"?

Did you sign in at the open house? If you did, did you tell them that you had a realtor?

Tell your realtor to set up an appointment to see the house.

We didn't sign in but the realtor did ask for my name and phone number. I know the sign up sheets sometimes ask if you are working with a realtor, but this realtor didn't ask and we didn't say anything (merely b/c we didn't know if we should). I did like the realtor at the open house and don't want to ruffle any feathers (in case she has any influence with the sellers) but the woman we've been working with really deserves a commission (even though we went to this open house alone). Is this all making sense? haha.

I would talk to the woman who you've been using and tell her that you found a house that you like at an open house. I'm sure this sort of thing happens all the time.

I agree. Talk to the realtor that you really like the one you have been working with and tell her the situation. We had a similar situation and our realtor didn't want to get involved with it.

Re: Realtor "etiquette"?

OK DH spoke with "our" realtor. She said as long as they didn't ask if we were working with someone and we lied and said "no", it won't be a problem. She said she should've told us from the beginning to always say we're working with her. We can't put in an offer until she shows it to us officially so we're going to try to see it again tomorrow night.

Thanks!
