Questions about an Engineer/Inspector



So we plan on using an Engineer for whatever house we buy. Do we also then use an inspector too or just an exterminator. I am guessing an Enigineer will not be looking for any termite/bug related problems.

How does that work??

we just did an inspection with an engineer yesterday. he did look for termite damage (and found some) so suggested a pest control company and treatment for termites if the house hasnt been treated within the past 5 years.

A lot of home inspectors (whether they are engineers or just licensed inspectors) are also licensed to do the termite inspection at the same time as the home inspection. But some inspectors cannot do the termite inspection, so you want to confirm what they can/will do when you call. I usually recommend inspectors that can do both, just because it's easier that way (and you know upfront, before contract, that everything is ok). But you can have them done by different people at different times. When I bought my own house, the termite inspection was done after the home inspection and after contracts were signed.

All houses (unless they are new construction) generally have some termite damage, but most of it is old. The inspectors don't have an issue with that, but as the other poster said, will often recommend having the house treated (or certain areas of the house treated) as part of maintenance on the house. Evidence of active termite damage is a problem and something that would need to be addressed prior to closing (as the banks require a termite inspection to protect their investment).
