QUESTION ABOUT SHORT SALE
When a house is listed and it is a "short sale" is there room for negiation on the price or is the list price the minimum the bank will accept?

i believe you can, but the price you offer has to be approved by the bank, and not the homeowner.
If I were to neg on a short sale, I wouldn't go that much lower.

If the short sale is listed by an agent that understands how do handle them
Then there is not much room
The price could already be approved- it will say that on the agent side of mls
A new program rolls out next week- short sales will be listed with the price the bank wants and they bank needs to respond to offers with in 10 days- but the home owner must be denied a mod first- so I don't anticipate seeing these for 45-60 days as listings
Agents are also going to have to have their short sale certification...I am speaking with my broker today about what classes I need to take!
