Question about findings at final walk through

DH and I had our walk through tonight...
we brought an outlet tester with us and found that many of the outlets do not appear to be grounded properly. We do not recall hearing this when we had the house inspected, and there has been electrical work done there since then....we also have a letter from the county who came to inspect saying that all electrical systems are in working order

just wondering if you think this is something we can bring up and negotiate and if you think it would delay closing. (we NEED to close no later than friday otherwise our rate lock expires) WWYD in this situation. I just want to be sure the house is safe and that we dont have to shell out too much extra cash to repair these outlets.

Also, there was a light fixture that was not working properly (which we never checked prior since there was no bulb in it before), and a few outlets that were painted shut, as well as a garage light sensor that was broken (which we should have noticed way earlier on but didint)

Our REA was telling us that the walk through isn't really to try and further negotiate, it's just to make sure that everything that was supposed to be done was done, and that no damage was done to the house, etc. etc. Basically that these were things that should have been negotiated a while ago and that they are so minor that it probably shouldnt be brought up. What do you think?? any experience similar to this?? TIA for your advice!!!

Your REA is absolutely right. The walk-through is to make sure that things that were promised are done / left (like any window treatments, appliances, etc) and that there is no egregious damage that wasn't there before (think enormous hole in the living room wall, fire damage - something like that). If you didn't find the electrical issues at inspection and include a negotiation on those in the contract, it's sort of your loss.

yea, i agree with PP. i wouldn't open up this can of worms.

you could casually bring it up to the sellers... "have you had electrical work done lately? it seems that some of the outlets are not grounded properly. "

see what happens.

I disagree with the pp- call your lawyer and talk to them- they might be able to get this negotiated for you

frankly- the best time to negotiate is at the closing table... the sellers are already there, they want this done- dont be afraid to try
