Purchasing a home
Getting married in 5 weeks, and purchasing home in an about 8-12 months from now.
What are some affordable good areas?
I like the look of Malverne but I heard the school district is bad.
Levittown is one area I am looking into as well as Oceanside.
Any other ideas?
I'd be open to Suffolk if some areas have sidewalks. I am city girl !!! =))

Congratulations!
Which areas are you considering, and around what price range are you looking to be in?
We weren't too familiar with LI, so we spent weekends driving around, visiting areas, spending some time in it, etc., to really feel out the place, and then narrowed down which areas made sense based on budget, travel to work, when we have kids in future w/ school district, etc.

What do you consider "affordable"? If you know what your budget would be, I could recommend some areas of Nassau.
You typically get more for your money on the south shore of Nassau than you do the further north you go, in terms of property size and house.
Levittown is an affordable area -- these houses are built on slabs and they don't have basements. They are all capes or what's called a "Levitt ranch" - which is also a 2-story home, very similar to a cape, except the stairs to the second level are in the back of the home, and there is a 2-sided fireplace dividing the kitchen from the living space.
Taxes in Levittown can be high, though. And you really need to consider taxes, because when you are talking about affordability, it's really the monthly payment that is key. And taxes factor into that greatly.
Hicksville is an area with very low taxes for Nassau -- and south Hicksville is comparable in feel and demographics to Levittown (and there are many Levitt homes in that area). It's also a big LIRR hub, so great for commuters.
As far as schools, what is "good" and "not good" is very subjective and depends on what's most important to you (academics, special needs programs, athletics, class size, etc.). I recommend sites such as www.schooldigger.com and www.greatschools.org, as well as the Newsday comparison/rankings, for my customers to do their research. Looking at the school district websites can also help.

I am not sure what areas to consider, but I am pretty much open to anything with a good school district and sidewalks.
I work in Brooklyn, but will be relocating to Long Island as soon as I can find a job out here. My soon to be husband works in Queens but can transfer around anytime (ConED). My fiance lives in New Hyde Park, so he is familiar with Long Island.
I'd like to stay under $320K.
From your experience, what were some areas you looked into?

Our budget is under $320K. I'd like to really buy a home in the mid $250's to 300K's. I have been stalking MLS and seen that the taxes are so high. Its a battle, between either low taxes and high properties prices or low property prices for high taxes. No happy medium :(
We are really open to anything really, except areas in Suffolk CO that are too far from the city. Such as Ridge, Shirley, etc, etc.
We have drove around Levittown the past few days and nights and like the area. We havent seen inside a home yet so that is to be determined still yet.
We want a family orientated neighborhood. LIRR nearby or a close drive, hubby to be works a second job in NYC.
We are not interested in high ranch homes. We both really like split level homes, colonial, cape.
As for school districts, academics would be a factor as well as special ed programs. We do not have any children yet, and plan to. However, naturally we do want good programs for our future children. I will look into the suggested sites you mentioned.
Are there some areas you suggest that meet our criteria?

North Wantagh, where there are a lot of Levitt homes, would be another good option, although the taxes are higher.
Hicksville and East Meadow would be other areas of Nassau you might consider. Farmingdale, too.
Also, if you are open to buying a cape or a ranch style home, or even an older colonial (from early 20th century/late 19th century) in somewhat dated condition, you could look in N. Merrick, Merrick, N. Bellmore, Bellmore. Those towns are on the Babylon train line, which is great for commuting, and they are near a lot of major parkways. There won't be as many options in those towns as in some of the other areas mentioned.
In Suffolk, you might consider towns in southwest Suffolk, such as Lindenhurst, W. Babylon, and W. Islip. They are also on the Babylon train line, and there, you'd have more houses to choose from in your price range and taxes are a bit more reasonable. And they are not too far east into Suffolk, still readily accessible via the southern state, sunrise highway, etc.

There is a house we saw on MLS in N. Bellmore that we want to see, but there aren't any open houses for it. We don't want to do a preapproval yet, since we arent ready to buy right now and since it expires in 90 days its pointless to do.

I'd say try west babylon-its suffolk-and has no sidewalks-but its a happy medium. taxes are relativlely low for LI-and the price of my home was around where you wanted it to be.
you can also try lindenhurst babylon/babylon village
