psa for home sellers
so a friend is selling her house - she had contract signed, a deposit down on her new house, etc only to find out she has several missing CO's couldn't get them cleared in time and the deals fell apart.
So I decided since my house is on the market, to call my broker and make sure the same doesn't happen to me. She said I have no violations, but suggested I go to the buildings dept and see for myself. So I did. What did I learn?? I have 5 things missing a CO. I didn't know you needed a CO for a fireplace!!!! All I can say is  When I asked how I was able to buy the house without them, the buildings guy said nobody cared 5 years ago, but now with how strict the mortgage companies are (esp. FHA loans) you better have it all done.
I don't even know where to start - he said I can draw my own plans, but they have to be to scale. Come on seriously - how do I do that? I'm so angry and think this is going to be a very expensive venture.
So seller beware - be sure you check for yourself and make sure everything is covered!

1/2 bath, office (converted garage), 2 fireplaces and deck.

That is great advice. We found out about a month before we were supposed to close that there was no co for our entire house. The owners built it in 1950 and never got a co.

We did renovations in town of Islip and when they came for the final inspection they questioned the fireplace (which was obviously old and not added) and the cellar door. We were able to show him the cellar door was on the CO and he said since the fireplace looked to be original he would consider it an ommission and add it to the CO as part of the original construction unless he checked the pictures on file and saw one where the fireplace was absent. If yours are clearly older I'd challenge that they are original to the house and just were not listed on the CO since it wasn't required in the past.

buyers beware too! we were undercontract with our home and the title search was taking forever. come to find out there were no CO's for a few things (extension , etc) . the owners had no idea, what a disaster!

I wish there was some recourse for people that bought a house recently and none of this was questioned previously. It's not fair that my title search didn't catch it, but now it's suddenly a problem. We only bought the house 5 years ago!!! The fireplaces may not be original, but they are definitely more than 5 years old!!!!

Same situation for us. We bought our house 6 years ago. When we went to sell it in the spring, we found out we needed 3 co's and a variance. This was all for things that were done to the house before we bought it.
We had to hire an expeditor. What a PIA!!!

How do you find an expeditor? What do they do? What did it cost?
I'm in NY but not LI.

Yep our house needed a CO for the garage that was closed off. Luckily they filed permits so it wasn't that painful.
I told the people behind us who said they did lots of renovations over the years and never got CO's to start getting them otherwise you will never sell your house.

I agree to do your research. We don't have a CO for our deck since our town doesn't require for decks less than 8 inches off the ground.
We also don't have one for the small shed, but if we have problems with it - I'll just have it moved with me.
thankfully we don't have any additions that would need a CO, with the exception of a pool, but I looked at our town record and that's on it.
