permit for indoor renovations????
We just bought our first house and it needs work. Its in Garden City which I know has lots of rules. BUT they are telling us we need permits for indoor renovations such as ripping down a half wall and even taking down sheet rock. This is crazy to me, is this right?? Any info would be so helpful PS I should mention that we started to rip down walls already so im kinda freeking out

Re: permit for indoor renovations????
i am not sure about garden city, but i know someone who did interior work in malverne, and it was a PIA for permits. they didn't do anything outside, no extension, or anything like that, just redid their kitchen and i heard it was a nightmare

Re: permit for indoor renovations????
I think anything structural, such as ripping out or moving or adding walls does require a permit. I don't think cosmetic repairs, such as fixing damaged sheet rock, require it but I couldn't say for sure. Any changes to plumbing and electric beyond basic maintenance probably require permits.

Re: permit for indoor renovations????
Every town is different, and even some villages have additional rules above what the Town has. The only way to really know is to talk to the local building/permit office. Anything that anyone else has done only relates to their particular town/village, and may or may not relate.
Some towns require a permit to take down a tree. Many others don't, for example.

Re: permit for indoor renovations????
yeah very true. I guess what im kind of asking is do people really do this? Or do you just do your renovations and figure that the city doesnt know whats going on inside the house.

Re: permit for indoor renovations????
We didn't get work permits but no one bothered us about it. We took out a wall, so it didn't need a CO. No worries.

As long as it isn't too significant, the town most likely won't find out about inside stuff. Changing the number of rooms, they will eventually find out, and care about, because it can affect your septic system requirements.(again, town dependent. Islip bases your septic capacity on number of bedrooms, or potential bedrooms). I wouldn't bother getting a permit for "repairs", like changing drywall, replacing doors, etc. I've done things that may have needed a permit, but I wasn't messing with load-bearing walls, so I didn't bother.

Re: permit for indoor renovations????
We gutted our entire first floor and basement wtihout any permits. That included knocking down walls, installing a new kitchen as well as a bathroom and a half.

Re: permit for indoor renovations????
We are doing interior cosmetic stuff and skipping the permits (mainly because of time restraints). We did invest the money in getting an architect, so need be we will have plans, etc.. if we need them.

Re: permit for indoor renovations????
It definitely depends on the town. We had to get a permit for upgrading our electric to 200 amp service!!
However we just did a bathroom remodel and since we did not change any walls, relocate any of the plumbing, or move anything structural around, I didn't bother to tell anyone!

Re: permit for indoor renovations????
TOI is a pain, but trying to correct things later is even worse. We had to get permits because of the dormer that we put in, and they required field inspection of the basement and forced us to make upgrades to the existing finished basement that was in place when we bought the house. When we purchased, we insisted on an updated CO that the town issued, but 7 years later they would take no responsibility for the fact that they issued a CO without inspecting the premisis and were now finding things they should have included and had corrected at that time.
Bottom line is, they may not find out, but if you do renovations down the road that do require permits and a field inspection they will most likely nail you for these renovations, and assess fines for not getting the permits in the first place. I'm still PO'd that we had to pay an $800+ fine because of renovations the seller had done, that should have been covered off on the CO that the town issued. They were negligent and we got screwed.

Re: permit for indoor renovations????
welcome to living in an incorporated village. they have rules for their rules on top of rules. you need a permit for EVERYTHING! i've never experienced anything like it before. when and if we move, all incorporated villages will be crossed OFF our lists!
