Northport or Pt. Washington?

SO we finally have a contract on our house Chat Icon and are resuming our LI search. I think we've narrowed down to Northport and Port Washington.

Can anyone tell me the pros and cons of each and what the desireable/not so desirable sections are.

Also - in Northport - we saw a house on Bob o'Links Lane - does anyone know anything about that area?

This is really difficult to do long distance so I appreciate any help. TIA

That area in Northport is great, I have family that lives over there. It's close to the East Northport border and not far from Bellerose Ave school.

The houses, from the outside, look similar to each other and are spacious and have a good layout.

Both areas, Port Washington and Northport are nice. If you are looking to commute into the city, I would pick Port Washington though since it's farther west and the train line doesn't go through Jamaica.

I don't know a lot about Northport, though I've been there, and it's lovely. You would probably be happy in either town.

We just bought in Port Washington, and we love that town! It was a better choice for us since it's closer to the city (where we both work). If you commute, it's also on a better train line. The Northport train requires a transfer--I think a lot of people who live there go to Huntington.

We loved all the neighborhoods in Port Washington and bought in Salem, but we avoided Manorhaven, just not as nice overall. We wanted to be within a reasonable walk of the train, so we looked in Harbor Hills (nice, but there is a sewage treatment plant near there), Salem, the Park section, and the area off Main Street. Park section and the homes off Main are quite nice, though older and some need a lot of work. We loved Salem though, and the homes there are newer. Soundview and the Baxter Estates sections are very nice overall, but they were far from the train station, so we didn't look there. FM me if you have any other questions!

Where will you be working? Port Washington is so much closer to the city and the train line is great. Both towns are very nice and have good school districts.

I don't know much about Port Wash, I do knows its a great commute to NYC, safe, beautiful town.

Northport is also a great area. I think it really depends on location because they are so far from each other, you know.

Well, they are both on the water and both have a similar feel. Port Washington's downtown area is a little bit larger than Northport's. Personally I like Port Washington better but I live in Manhasset (the next town over) so I am biased. I grew up in Kings Park though (the next town over from Northport) and it is a very nice town, I just would prefer to be closer to the city with all other factors being equal. It will take you about 40 minutes longer each way to get to the city from Northport than port washington. It might not seem like a lot now, but the hour and 20 minutes per day can really add up. However, I would look into parking at the port wash train station because I am not sure how easy it is to get a spot there.

One more thing - you will probably get a little bit more for your money in Northport.

They are so far from each other it is hard to compare. I would think the taxes in Northport are lower than in Pt. Washington, and like someone else mentioned, you would get more for your money.
If money doesn't matter, than Pt. Washington is definitely a better commute into NYC. You're also close to some great stores on the "Miracle Mile"

We peeked at homes in Northport a little, just to see what they cost, but the prices seemed similar to PW actually. I didn't search extensively, so I may be wrong. The taxes are lower in Northport though.

It really depends on the two of you, but I would hate to commute from Northport to the city. DH will need to decide upon that, but it is a long trip, and I do have to say, the PW line is great! Very few delays or cancellations--I've been taking it from Great Neck for two years. I also like the Port Washington downtown a little better--more stores we'll actually use. Northport has a lot of restaurants and a few antique stores, but for day-to-day things, not as much.

Good luck though--either town is lovely.

I used to live in Port Wash and its a great city. You are far from the LIE but the train line is clean and the express train is fast.
I still live on the same train line and the express to great neck is awesome. For Port Wash it will only stop at Great Neck, Manhasset, Plandome and then Port Wash. I don't know if you are a Mets fan but it is so easy to take the train to Shea Stadium.

Re: Northport or Pt. Washington?

I live in East Northport and work in Port Washington.

Port Washington has various sections ie: Flower Hill, Manorhaven, Sands Point, etc...

Although home prices might be similiar, taxes in Port Washington will most likely be higher than those in Northport.

Re: Northport or Pt. Washington?

Northport is a really beautiful town to live in and the schools are really good. Beautiful houses, lots of nearby stores, and right off the highway. I believe the commute to the city from Northport is about an hour and 10 min.

I work in Port Washington.

All I can say is its a pain in the rump location wise because it takes 30 minutes just to get to the LIE. There also are not many larger stores around here. ie. I think the closest Target/Walmart is in Westbury, etc. Couple that with the 30 minutes to the LIE, and it's difficult.

The houses in most of the little 'neighborhoods' do look beautiful though!

Re: Northport or Pt. Washington?

Port Wash is a great town - as is Northport! But if you're commuting to NYC I'd say hands down PW. The train line is so convenient and you can't beat 45 mins commuting compared to over an hour from Northport (you'd have to drive to Huntington's train station I believe for faster trains?)

Anyway, I loved the location of PW - close to the city but not too closeChat Icon Someone else did mention the downside - it's so far north it's a PITA from major highways - I wouldn't say 30 mins unless you're in Sands Point or maybe Manorhaven, maybe 15 mins or so on average. I'd think the same for Northport, or any town on the water like that.

I obviously don't know where you are in P.W., but I seriously can not think of any part of it that it would take 30 minutes to get to the LIE. Are you talking traffic as well?

Re: Northport or Pt. Washington?

My sister lives in Port and there are SO MANY great aspects of living there I can't even begin. SO much great stuff for kids to get involved in as well as parents. It is a bit pricey, but if you've narrowed it down to that and Northport... I would go with Port. Port is really nice. Great restaurants, you're SO close to great shopping and the city is just a jump away. If DH still worked in the city, we'd be living there.

DH is from E. Northport and his family still lives there as well as some friends.

I was thinking the same thing- even the LIE to the tip of sands point i would say is about 20 minutes.

Also, many parts of Northport are just as far, if not further from the LIE than port wash.

As for stores, Port Washington has a decent selection of shopping, and then you have Manhasset right next door which has SO MUCH stuff. I often say i never have to leave my town for anything (except Target).

Yeah, it's true there are no big box stores in Port, but there are a few decent hardware stores, some great grocery stores in the town. Plus, Manhasset is really close, and Garden City isn't that far--lots of stores to choose from there.

It all depends on what you want, but we loved all the activities available in Port Washington. There are a ton of street fairs and festivals, and the town has a nice community feel. You may have a lot of that in Northport too, but Port worked for us.

You are comparing apples and oranges here. These areas are nowhere near eachother. Pt. Wash would be my choice for the superior school district. Also a quick and easy commute to Manhattan.

Thanks everyone for all the information!!

I know it may seem as we are comparing 2 completely different places but to us the only difference is commute. DH wants to be by the water and we like the village-y feel of both towns. Best of all they are within our price range!

Does anyone know how Sea Cliff and Glen head stack up against these two towns.

Sorry if all these questions are annoying. Chat Icon

Re: Northport or Pt. Washington?

I don't think the two towns are all that different - esp, for the reasons you just mentioned.

Sea Cliff is nice, small, but IMO Port Wash has a lot more to offer...Glen Head is nice too - great SD if you're in North Shore. It's a small town as well. I just know there's a great community feel with PW. Commuting wise, Glen Head and Sea Cliff won't be nearly as convenient as PW.

I work a bit north of West Main Street. From the west main street area, it takes 30 minutes to get up to the LIE on 101/SearingTown road. If you go with no traffic, or go over the 30 MPH speed limit, then sure you'll make it quicker than a half hour.
