Need your opinions

My husband and I have our co op on the market. It's only been a month since we listed it but we're really itching to get a house. I refuse to even look until we sell ours. I start a new job in 3 months and I just want to know that the co op is sold and that we can look for a house before the big change. I'm asking your advice on whether we should just drop the price or do we just cool our jets and let it sit for a while longer.

I would be looking for a house now. It may take a while for you to find something you want.

I would try to coordinate the sale and the buy but that may not work out as planned.

Don't drop your price, you may need that extra for your new home. It's an unknown variable.

A lot of folks will disagree but I think with the Fed Chairman stabilizing interests rates sales will pick back up some (not close to the seller's market we had but enough to move some inventory) and prices will even out, so I would hold out.

I would also start looking for a house now. There seems to be a large number of homes on the market but from what I see they tend to be houses that have been on the market for a long time. Anything that is of quality and priced right are still selling quickly.

If you get an idea for what you will have to spend, then you can reconsider what you have listed your co-op for. Your price can always go down, but it can't go back up againChat Icon

I would start looking at houses soon.

Have you had any interest in your co-op? do you think its priced right? if you think its priced right i would hold out . Like what was said before - you can always drop the price, but it cant go back up.

I agree with this - it's only been a month. give it one more, then drop it.

In the meantime - I agree with the other posters - you should start looking for a house.

I somewhat disagree. It depends where your house is priced now. Lets say you are priced at 425,000 when people do searches they may be looking in a range like 380-420, if you could make is 419,000 you might get a whole new market

I agree.

definitely do more reasearch and see if you have it priced to sell. as a potential buyer, I have seen houses sit on the market for 6 months to almost a year now if they're not priced to sell. there is a HUGE amount of inventory out there, more than double from last year.

hold out on dropping your price and start looking for a house but dont commit until you have a solid buyer

id be more scared of having 2 mortgages than of not finding a good house

there is ALOT on the market right now

that's the one thing that has stopped us from looking. what if we find the house of our dreams and we don't have a buyer in sight. we already made the mistake before our co op was on the market and now everything is being compared to the house that got away. i think we'll wait to look until we get at least one nibble. i'm such a wimp!!Chat Icon
