We either stay at the sands motel or royal Atlantic
We generally just stay on the beach then do nice dinners in town or east Hampton.

We stay at Royal Atlantic too. It's nothing fancy but the rooms are clean and location is great

Atlantic Terrace has some renovated rooms that look nice. Other than that, most of the hotels look dumpy and overpriced in my research last year.

exactly. They're not hotels. They are all motels.
Royal Atlantic is good since it's on the beach and 3 blocks from town. Plus with kids they offer the breakfast each morning. Place is outdated, but for kids i think it's fine.
Atlantic terrace has renovated rooms and is on the water. About 6 blocks from town.
Montauk Manor is very nice and they have a shuttle to bring you places or pick you up.
The Stone Lion Inn (next to East by NOrtheast restaurant on the pond) is VERY nice. All renovated. Very nice and still in walking distance to town.
Depending on when you might be going... many have a 2 or 3 night minimum just so you're aware.

Hotel, motel, doesn't matter, they are not worth the price they are charging. We have nice beaches on LI, but they aren't THAT nice to warrant those prices. Especially in a town that has virtually nothing to do other than the beach and eat.
