there is no need to debate all of this, just look up statistics on towns and SD rankings around LI and the facts will speak for themselves.

Honestly it just comes down to there are better, more desirable areas to live in other than Shirely/Mastic Beach that arent that much more expensive. At the end of the day I would say go with your gut and if you can afford to buy in a better neighborhood I would do it. IMO it is all about location.

IMO...STAY AWAY. I lived there temporarily because my ex was from there but it's mostly a low income/section 8 area, there are some ok parts but it's filled with riff-raff and for that reason the homes don't hold their value at all.
