Anyone know about flooding in this area? Is insurance outrageous?

Re: Mandalay wantagh
some areas do. If I were you I would drive around the neighborhoods after a heavy rain. My sister lives across from mandalay. They flooded during the hurricane but never before that. She still has flood insurance which is pricey

Re: Mandalay wantagh
I have cousins that live in there. They don't flood generally but did get some water during the hurricane (which many people did). Alot of those are high ranches without real basements.

In Wantagh, like all of the surrounding towns, if you are south of Merrick Rd, you are usually paying flood insurance, as well as more for homeowner's insurance.
My parents live in Seaford, south of Merrick Rd (not too far down, and not on the water), but the water table is higher there, and their den/basement (they have a split, and their den is half above grade/half below) often has water come in during heavy rains. They just got out of the flood zone (they had been partially in it before, but paid a company to grade the soil around the house to get them out of it... since it depends on how high your house is above sea level).
But even though my parents are no longer in the flood zone, they still pay more for homeowner's. Actually, State Farm dropped them a couple of years ago, because they no longer insure south of Merrick Rd. Many insurance companies made the same decision, and if they do insure homes south of Merrick, it will cost you a lot more. The flood insurance itself is someting like $1100, but it's the higher homeowner's on top of it that give people pause.
Mandalay in Wantagh is a nice area, near beaches, parks, etc. And it is big in that some streets are pretty close to Merrick Rd., but you can go very far south and be right on the water.
I wouldn't necessarily avoid it, but I always tell my customers to just be aware of the homeowner's insurance issues, and definitely do some research before you commit to a house to make sure you can afford the monthly payments (since for most people, taxes and insurance are paid monthly with their mortgage).
Let me know if you have other questions about the area! I grew up in south Seaford and live/work in Bellmore now. I show a lot of homes in Wantagh, so I am familiar with the streets and neighborhoods.

bottom line, south shore (particularly south of merrick rd) you are going to run into issues with flood insurance and run the risk of flooding.

I have car and life insurance through State Farm. We tried to get renters insurance through them as well and they told us that they don't insure south of SUNRISE!!! How crazy is that!

Re: Mandalay wantagh
we live just south of merrick road in wantagh right before mandlay. we have to have flood insurance. The problem over that way too is that the water table is much higher also. We flooded from that storm we had before the hurricane, it was coming up through the floors, bc the gound couldnt hold anymore. For the hurricane we didnt flood but the water came very close to us. at the end of the block and towards mandalay, there was water everywhere.
