Listing home and some questions...
Hi, My DH and I are in the process of listing our home. Im curious to see how the market is, and if people are still out there buying in this economy. I dont see many properities on the market in my area (Smithtown). Just trying to get some feedback. Thnx

The real estate market tends to slow between memorial day and the end of school year (especially this year because of the end of the "first time home buyer credit"). But don't despair! Once the school's let out for summer recess people go house hunting!

This is part of the area where we are looking, so I can definitely give you valuable feedback from a buyers point of view.
This particular area is pricing itself out of the current market, especially because the taxes tend to be very high. i.e., a small house with 3 BR, 1 Bath, hasn't been updated since the 70's...still asking 449. and taxes are 9-10k. Unreasonable, considering the same house in TOHuntington would be like 400 with 7k taxes...the schools and amenities aren't drastically different enough to warrant that big of a price difference. For me personally, the house would have to be priced very competitively to counteract the high taxes...I love TOSmithtown and really want to live there, I grew up there, but it's hard because of the way the real estate is initially listed there. And I've found that overall, instead of lowering the prices, the sellers just withdraw the listings if they're not really desperate to sell. So it's very stagnant in this area.
Not sure if that helped at all, but as someone looking to buy in this area, that's my take on the market.

I have to disagree with you. the schools are VERY different. Smithtown is a much better school district. Harborfields is up there with smithtown but not huntington. Therefore as a previous buyer looking in both areas I was willing to accpet higher taxes in smithtown for the better schools
but to answer the OP I think the spring/summer is still the best time of the year to list a house. people with school aged children are going to want to move durning this time. And the weather is warm so more people go to open houses
My only advice is do your homework and listen to real estate. look at comps and let the real estate guide you. Don't overprice yourself because you won't sell, but have a bottom line.

ITA - smithtown and Huntington Sds are very different...and Harborfields taxes are in the 10K+ range (unless it's a REALLY old or REALLY small house)

We have been looking in Smithtown and have been frustrated with lack of new homes being listed... so I would say its a good thing.
