Is this something we NEED an architect for, we are renovation newbies

We want to convert our existing sunroom into a year-round family room. We would use the existing concrete foundation and would not be adding additional footage to the house.

We need the entrance from the living room to the sunroom enlarged, need sheetrock walls put up, new windows (but fewer than are there now), I want a whole new ceiling, and we need to figure out where to place the door to the outside. Oh, we would also be adding heat to this room from our existing system as well as AC from our CAC system (but i guess a plumber does this part).

Anyway, we were under the impression that we just needed a contractor but I want to be sure. When do you need to bring in an architect and why?

A contractor told us that if you hire an architect BEFORE you get quotes that you do 2 things.

1. You get the room you want because the architect does it to your specifications.

2. When you get quotes you are comparing apples to apples since each contractor is bidding on the same plans, not their version of what they would do to your room.

If you expect to have a C of O for this you'll need permits for the heating/AC and they will also make sure the windows are sufficient in size and location along with meeting any other regulations. Having an architect with plans filed with the town will make sure that eveything is correct before building starts. Even if you're not planning to get permits a neighbor could report you for doing work without one and the town may come knocking. You're better off getting it right and doing it legal from the start rather than having the town come by near the end of the work and having them tell you you're not in compliance and have to make changes.

Just make sure it is built to code and regulations. You don't need an architect otherwise.
