how much at contract sign
just wondering what the norm is , how much do you hand over after inspection contract sign thanks!

The sellers required that we leave our entire deposit at the contract signing. We really wanted the house and the mortgage process was already in the works, so we went with it. In retrospect, we probably wouldn't have agreed to that... just too risky to risk losing all that money if something didn't work out. I think $10k is a fair good faith deposit.

We did a good faith deposit of $10k and that carried over into our contract. We gave the rest of our DP at closing.

Typically, seller's attorney will require between 3 to 5 % down. Not more than that. You can always ask for less, but they probably won't agree to it...

We put down $20,000. The balance of our downpayment ($75,000) was given at the closing.
