how do you say "I think your asking for too much" without being insulting?
this house we like is going for much higher than bigger houses that are in the same area with more bedrooms.
I obviously do not want to insult the seller but would not want to pay way more than what I think the house may be worth.

I think you can be completely honest about that with the realtor. They may tell you that the seller is flexible. Or they may say that they think it's priced right. How long has it been on the market at that price?

It may be that the owner owes more on the house that it's worth and don't want to be upside down. When we were buying a home, we saw one and the owner wanted a lot more than what it was worth, but that was because that's what they still owed on the mortgage.

The owner is using a realtor, I am just looking by myself.
this is where a buyers agent comes into play
the sellers agent represents the seller and looks out for their best interest
if I was your agent I would be comping the house, helping you come up with your offer - and most importantly dealing with the sellers agent to look out for you
using a buyers agent cost you nothing- the sellers pays me (with your money)
the buyer is bringing the money- why wouldn't you want someone on your side?
