Housing market
Hi ladies.
In the last few weeks I've noticed a lot of houses that are for sale with "under contract" signs on them. it seems to me like the market might be rebounding...
anyone else notice this?

Re: Housing market
It is rebounding.. My brother is looking for houses and there are some bidding wars going on.
I still think its the time to buy, prices arent going lower they have seemed to steady off, just need to be proactive

I agree. I think now is definitely the time while intrest rates are low and the housing is still low... I think the last few months it hit rock bottom and I don't think it's going to go any lower.

Re: Housing market
I defintely think the housing market is going lower as soon as inflation hits. Interest rates will increase...causing the prices of the homes to decrease since people wont be able to afford as much.
This is just the season alot of people want to be in before the fall and interest rates are still low....but i tend to think we will see lower prices.

Re: Housing market
this is typically the busiest time of year, people like to make their move while school is out. The interest rates are helping & I think the massive fear of everything has subsided a bit. I'm still seeing the same over priced piece o'crap houses on the market for a year or more in some towns on MLSLI. The correct price & condition of the house has alot to do with it at this point. I still think winter 09-10 will be brutal for the RE market. I think next Spring will be our first glimpse of the new reality. JMO.

Re: Housing market
houses are going into contract pretty quickly now (the lovely summertime boom) reason why we are not finding our house because as soon as we see it, someone else places a higher offer and we don't have much money to negotiate prices.
I am rather annoyed with the fact that the program I have applied to for assistance has been dragging since January to get approved and I am still missing my buyers certificate. I could of been in a house already! Now every house we see get's scooped up. I am praying that it will entice more sellers on the market and when the summer ends high inventory will help us out a bit more.
And the crappy houses that are overpriced and still on market are the ones with three mortgages on them that is why (or what we have been told) they can't drop their prices - GRRRRR

Re: Housing market
well we just had an accepted offer on a house that was on the market for about 8 days and had a tone of offers.
We knew the house was for sale for a VERY reasonable price and we jumped on it. We offered $10 above asking price.
There are so many buyers right now and I think its gonna start getting crazy with bidding wars when people finally start listing their house prices accordingly.

Re: Housing market
well in the area we are looking it seems like there are def a lot more buyers out there - def more buyers than sellers i think - so when something good comes on the market its usually scooped up within a week or two......the crappy houses just sit ......and of course there are the overpriced properties people who dont want to believe that there house isnt worth xyz....its crazy....dont people know what is going on in this country?

Re: Housing market
We are in contract now on our house and the new one we are buying, but when we were looking, about half of what we wanted to look at was already in contract or had an accepted offer. We were rushing to see something we liked because people are DEFINITELY buying and taking advantage of the market.

ITA with this. i understand that people don't want to lose $$ when selling their house, but there are so many sellers out there with unrealistic expectations.
fortunately there are still some great homes out there for the right price - it just takes a while to find them

I am selling a 1 BR Mineola Co-Op.
It seems that we are getting a lot of showings and inquiries now.
Should I market it on this site?

you know i have heard that too - that it hasn't hit NY yet....i can't imagine if the NY real estate market was like the california, arizona or florida market - i am pretty sure those are probably a few of the worst hit states with the real estate crisis - i've heard that its going to happen here too but that is just peoples opinions....you dont really know what will happen....DH keeps telling his parents to sell soon just in case....right now his parents are about even with what they bought for - still may be able to get a small profit - he is afraid if they dont sell soon and things get worse they'll be screwed...i dont know, i cant imagine it happening - cant imagine NYC being like a ghost town - but they say it can happen...

Re: Housing market
w the low interest rates going up slightly over the past month, and the tax credit coming to an end in december, it seems to be driving the market back up. it's got us looking more seriously now too!
