I think this a foreclosure

house

It listed about 2-3 weeks ago at $404K and just dropped $55K Chat Icon

it is a foreclosure - the listing says bank owned. FH and I are going to drive by tonite probably, its right off of Holbrook road.

eta: I work in a bank, and banks are not in the R/E business - they will probably take a reasonable offer because they dont want to pay the carrying costs, they just want to get out of the deal asap!

it's probably in terrible shape (appearance: fair) but it's a HUGE house! might be a good opporunity! Chat Icon

the promblem with forclosures is you can't get inside them right?

and sometimes the former owner gets alittle angry and takes things- like the door knobs, smashes walls- I think I watch too many home shows on TV

With Foreclosures you can not get inside them and you are also not supposed to step foot on the property (although if no one was around I would definitely go up and try to peek in the windows)

If someone is living in the house when you purchase it - you normally have to evict them which can be very difficult. My mother bought a foreclosure years ago and she had to have the sherriff come over and serve eviction papers and the woman still wouldnt leave. In the end she had to pay her off to the tune of about $5000 just to get out of the house.

When my mom did get in - there were rats in the house (this is in a nice town BTW). There was severe water damage and mold. My mom knew what she was getting into though so she was prepared to re-do the whole house. Now it is the cutest house ever with a basement apartment..... However - there are a LOT of headaches with foreclosures so you have to be very careful.

really- on Flip this house- they can't- oh but that is in SC- I think

one time there were so many rats living in the house- they had to rip out all the walls to find them- dead- it was GROSS

Here it would depend on the foreclosure. If the bank owns the property and their is no one living in it - they may agree to show you the inside. If it is just a regular house up for auction, you arent allowed to see the inside, or even step foot on the property for that matter. It makes it very risky to buy a house but back in the boom days it was a great way to get a house very cheap!

Well the house that she bought she knew what she was getting - basically it was just the shell of the house. The family that was living there was living in the basement apartment. It was very sad because there were three little boys and two adults (mother and uncle) living in a mold/rat infested basement apartment - and we would drive by and there would be cases of empty beer bottles in the garbage - and the rumor around town was that she was losing the house because she blew all her money on coke - but I digress....

My mom got the house for $60k and put about $75k into it. Keep in mind this was 8 years ago - but it was still a good deal. At the time that house probably would have sold for around $165. I would say its worth about $375 now.....

As a side note - this house is listed with remax - so my guess would be that you could make an appointment to see the inside of it. But the listing says - "sold as is" so i bet it's disgusting inside. Not bad from the outside though!

the new season isn't the Trademark properties people...they are doing it like the other Flip that house show (on TLC or HGTV i forgot) where its different people each week.

I love Ginger! I would love to have her job. she's 25 and gets to drive around with her dog in her mercedes for work. and gets to look at houses all day. My dream come true!!

Oh wow, that does stink! She was a little ditzy sometimes but I liked Ginger too! And seriously, she had a great, albeit stressful, job.

I guess I haven't missed much then...

These houses are right on Holbrook RD. The area is really nice. I believe the house for 349k is very close to the expressway. Holbrook Rd is a pretty busy road but the area is definately nice and worth checking it out.

well I saw both those houses...

the one in foreclosure doesnt look as awful from the outside as i thought - and its not on holbrook road, its on the corner of holbrook road and halfcircle drive (its actually on halfcircle drive). I think FH is going to call the realtor and see if we can get inside (we werent 100% sure if it was occupied or not...)
it definitely needs a lot of work but the house is very big.

the second one, on holbrook road, was actually sold. i can't believe it, it is awful looking compared to the pic on MLS - and its sooo close to the lie you can see it from the driveway. oh well, theres a buyer for every house!
