Help us pick!!!

We are renting on SI. We'd like three bedrooms, a garage, a basement and some type of outdoor space (kid and dog space)

House #1-

Single family detached
Fenced in yard all around, but the backyard is paved over.
Parking on the street and in the back yard
Tool shed
Finished basement
W/D
Three bedrooms, but two are TINY.
1.5 bath.
Good neighborhood, but close to a so-so neighborhood (those who know, its between College and Forest but closer to College)
$100 more expensive

House #2-

Legal two family with a tenant downstairs
Garage AND driveway
W/D hook ups (we have them)
Entry is on the first floor, with a door to the garage, a closet and the utility room.
Stairs with permanent gate (dog/kid factor)
Living room
Dining room
EIK
Three LARGE bedrooms with LARGE closets
1.5 baths
Yard
Good neighborhood with good schools (for those who know, Great Kills in the "tree" streets past the swim club)
$100 less

#2 without a doubt...once you said Tiny bedrooms for #1 that turned me off...

With #2 you can get extra income if you wanted to rent out the apt.

Large Bedrooms big Plus...

Its $100 less!

If you don't mind living in a house with a tenant it seems like you are better off with option 2. Better area, better school, gargae and driveway and 100 bucks less. Can you meet the tenants before making a decision?

I like everything about #2 except for the second floor.

If you are prepared to spend the next 4-5 years, yelling, dont jump, dont run.... then go for itChat Icon

#1-I think it will be more comfortable living without tenants below. Its hard to keep toddlers from making so much noise.

#2 sounds perfect. I grew up in the second floor of a 2 family and it really wasnt a big deal.

#2. I grew up always living on a 2nd floor and it wasn't a problem. I learned to walk "light on my feet" because of it. Chat Icon #2 sounds so much nice then #1, plus you said it's near a not so great neighborhood and not such a great school. GL! Chat Icon

Did you meet the tenant? What did the LL say about the tenant? Your DH sleeps during the day...so I don't know how it will go over. In #1 the single family...you only have to control your own noise and DS's noise...in #2 the 2 family, you have no control over the tenant on the first floor...and how is that going to impact your DH's sleep schedule?

We are running out of time to keep looking.....and these are the nicest of the SIXTEEN things we've seen...we almost picked one and when we went back totally fell OUT of love with it.

The LL said the tenants are a mother and daughter and she works FT and the kid works FT too.....

We are UPSTAIRS, so I am not worried about Chris' sleep....and their apartment is not even under the master, its only under the kitchen and bathroom

I should add, we've lived in this same set up as the tenants (the lower apt) and had no issues there...

#2 if you are ok with living in a 2 family. I would think you are because it made the list Chat Icon

better schools, neighborhood, bigger rooms and saves $1200 a year!!

I'm a SAHM, but it is close to family.

DH works in Brooklyn, but overnights, so just being back in the city will be easier for him then mid-Suffolk where we live now...

i say number 2 as long you are ok with having a tenant and could swing the mortgage without the tenant if needed

Can you find out if the tenant works during the day? If so, then that would be better. If it's a young kid playing music and beer pong all day, then that might not be good for your DH.

I personally hated sharing a house with another tenent. It got ugly sometimes. But, I still think that guy was an azzhat.


ETA: Just read your update and based on that, #2, esp. since that's worked for you in the past.
