Has anyone bought a home...

without a realtor from a seller who is using a realtor?

If so, can you please share pros/cons, experiences?

we originally were dealing with one agent, but felt like he was annoyed with us wanting to see so many houses. we just weren't happy.

so instead we just went on our own and saw the houses we wanted to and used the listing agent.

the house we are in now, we went to an open house, liked it and put an offer in.

we had a good purchase experience. i don't really know of any pros/cons because i never purchased the other way.

Thanks for your response- if you don't mind me asking, how did you put together a contract on your own? Were the sellers willing to take less $$ since there was not a buyers realtor fee?

The seller's attorney will draw up the contracts and send them over to your attorney.
YOU don't physically draw up the contracts.

It worked for us because their agent was willing to come down on her commission to get teh deal done, especially since she didn't have to share it. Our sellers are also anxious to get the house sold.

We didn't plan on not using a RE though. IT just kind of happened that way. It ended up working to our advantage. Their agent has also been very helpful to us.

Every situation is different though.

We didn't have buyers agent. We just had a lawyer who helped us out A LOT!

I was concerned that WE had to draw up the contracts and was freaking out.

So can we just call up the sellers RE and submit a bid verbally?

yes both homes..

we bought our investment house as a fsbo

and the second house we ended up going through the sellers realtor but we didnt pay her anything..

This was the same as our situation - the house had been on the market so the agent was anxious to sell and worked to get the house sold quickly.

It definitely worked for us. We worked with several agents and honestly...not one did anything that we didn't do ourselves.

The house we bought was listed on MLSLI. We made an appt to see it and from there on out we worked w/the seller's agent. She was able to work a little more with the commission and even tossed in a home warranty that we've actually used a couple times already. The seller's attorney was so great that she's been by a couple of times - dropped off a rose bush, etc. We were blessed to have found her!

we found our house on MLSLI, called, and the sellers realtor showed it to us.
Not sure what the pros/ cons would be- it's the only house we saw!

we did.

we called the bid in to the listing agent and now we are in contract. I did get my lawyer to talk to the other lawyer

and now we are in contract

it was pretty easy

We did too!!! It really worked to our advantage because we were able to directly deal with the realtor, who to get the deal done, dropped her commission. Because there was only one realtor involved there was more wiggle room in terms of price.

Ironically, I had been looking in the same very small area for almost a year, and pretty much working with only one broker. This broker, six months before my purchase, showed me the house across the street from the house I actually bought. At that time, my husband said to her, I'll look at anything in this development." She responded that as the development was only a few years old, homes rarely went on the market. However, she failed to show me my house as it didn't come down into our price range until the weekend I saw it. I just happened to see it in Newsday, with a picture and knew it was the same development.

At the end of the day I felt badly that she lost a commission but she never showed me the house.
