Granite Countertops - How much do they matter?

We are looking at buying a house that is new construction and the kitchen isn't in yet. The standard that it comes with is not granite and we didn't care, but then some people are telling us now that we should definitely go for the upgrade to granite because it will be easier to sell the house if we want to and that it will be cheaper to do now since there is no kitchen in it yet.

My question is, how much of a difference does granite make? I didn't realize it was so important, but if you were going to buy a house would it matter?

Thanks! This is the first of what I am sure is going to be a ton of questions!

It does add value to a house. Kitchen's & Bathrooms sell houses they say. Go for the upgrade now. IMO! GL! Chat Icon

I think it's worth it. It's a huge selling point to most people to have a higher end countertop.

I would go for the upgrade.
It will be a lot easier to have it done now, then a year down the line when you change your mind.

I think its worth it but I would talk to the builder and say you want to get your own pricing and either get it installed on your own(so much cheaper) or see if they can meet estimates.

I would definitely get the countertops b/c your house will be in competition with all the other houses in the development when you go to sell it. Something like granite countertops might be the difference...

I wouldn't get a new construction house with out them

an older house- to me it doesn't matter- but anything over a certain price brand new- I expect them

Same here, we just bought a new construction that has Corian countertops, and so far we are very pleased with them. Chat Icon

I don't think they have to be granite. Corian, silestone,zodiac, granite, they are all beautiful and have that "high quality" look. Its all about your personal preference. I wouldnt' go for laminate in new construction.

Thanks so much! That's one of my biggest concerns about new construction. There are a few minor things I would want to do, like have the deck on the back made bigger, granite, etc, and I am the kind of person that likes to shop around a little. I wonder if we just go ahead and negotiate a deal on the house and then do this afterwards? I'll have to ask FIL who is helping us with all of this.

Our builders were desperate to unload our complex's house so they wound up upgrading lots of stuff on some of the units. (granite tops included...)

We were able to get a spreadsheet from them on what all of the upgrades cost if we were to order from them. I think they wanted $12K for hardwood floors on one level so we are doing it with a contractor for $5k!

They wanted $30K for a rooftop deck <we live in a townhouse>, and we are doing it for about a third of that!

I think they get you because 1. people dont do their homework and look at the overall house cost and 2. Alot of people want it "just done" by the time they move in!

I wouldn't get them in new construction. I would take the formica and then I add them after I was in. Builders charge too much for them.

ITA. My bro and SIL bought new construction and didn't get it because it would be cheaper to do it on their own when they were ready.

Definitely go for granite if you can afford it. It will add value and is incredibly durable. You can't beat the look of natural stone. It's beautiful.

I would do the same. My parents bought a new construction and they got it with the basics and then pretty much ripped everything out - entire kitchen and all and did everything over much cheaper!
