We pay cash...AND get a receipt signed EVERY month.
ETA: Most landlords (w/illegal apts) will only take cash. Our apt is in a legal 2 family, but they still prefer cash.

I used to pay cash and I got a receipt for my own records but I understand the cash thing.

Our tenants pay in cash and we don't give them a receipt, if they asked for one we would provide it but they don't. We have a legal 2 family house and claim the income on our taxes so we really don't have anything to worry about. I prefer cash because I use the money during the month as spending cash, rather than taking money out of the bank.

When I was a renter, I always paid by check, sometimes made out to cash

we prefer cash, but will accept checks as long as they give it to us a few days early (to allow the check to clear).
I guess if an apartment is illegal they will only want cash.

we pay 1/2 cash, 1/2 check - I have the cash, DH pays the rest out of a different bank account (dont ask) we get a signed receipt every month - never had any problems

I always pay by check. If you pay by cash, make sure you have a record of it (receipt).

As a landlord we would accept both. Our tenant has only given us check thus far, but even if she gave us a cash we still would have to document and hand over a receipt. We claim the property for investment.
