I rent out a condo in Atlanta, Ga. I have not had to use a RE the last 2 years so have handled the entire rental process myself.

if the apartment is legal- using a Realtor in NY does not cost the landlord a penny- the renter pays

Ours is a legal condo in a building, and unfortunately here in Atlanta the landlord pays, so I have handled the process. Hopefully we will be able to sell it next year or when this tenant leaves!

and Go through a RE IMO. WE only wanted to rent from One as we wanted to make sure the Landlord knew what he was doing and it was legal etc.

I have one in ma - we used a realtor to find tenant and he paid the fee - we have had him for 2 years

if you have any questions let me know - i learned a lot about the tax laws last year too - mattering your income you cannot write off loses if you passively rent an apartment
