DVC owner questions
So they are on my list of people to call this weekend for shitsngiggles.
Just curious to hear of others experiences.
Especially if you finance/d.
Definitely wouldn't do this year but maybe next....
I've heard of a few people who have done IRL, but tend to sell after a few years.
I'm guessing because the Magic gets boring after awhile, and they want to travel to other places....

It's not a decision to take lightly.
DVC is unlike other timeshares in 2 important ways:
1) It has a set contract term. you don't own it forever. The contract term depends on the resort you choose. Older resorts will have less time left as all started with 50 year terms.
2) You don't have a set week or unit, but rather you have points that you use however you want.
I think it's actually kind of complicated to understand how point allocation works. Our Use Year is August. That means that we receive our annual point allocation in August each year and prior year points have to be used by July 31. If I want to bank them into the next year, that has to be done by March 31.
I have actually sold/rented out more points than I have used. Availability can be very difficult if you don't book very far in advance. I have more than once had to rent my points out and pay cash because there was nothing at all available when I wanted to go.
We were happy with DVC because it has allowed us to stay at resorts we only dreamed of before, but doing the math, we realized that with a family, an offer like Free Dining, would actually give us better savings because we don't necessarily prefer the villa. That having been said, we are planning a big family trip in a 2BR villa next year (will use all of our 2015 and 2016 points and a few from 2017( and we would never be able to afford that in cash.
We have a mortgage (stupid, honestly!) and we pay about $67 a month in maintenance fees on our 160 points.
I think in the long term we will be happy we bought DVC because the cost of Disney hotels keeps going up and only our dues increase, but as of right now I am sort of feeling mixed about it honestly. Lately I don't book our trips so far in advance so it's been difficult to use our points.

As far as travel to other places, it's pretty easy to do and if you bought your points direct you can use them in many many places. I haven't done it, but Disney points are always in high demand, so it's very easy to trade out. Because of my situation (I'm a travel agent) it makes more sense to for me rent out my points and pay cash for other vacations.
More on usage. I have 160 points but in any given year I can use 480 points because I can bank one year forward and borrow from the next year. Beyond being able to bank one year, it's "use it or lose it"

We bought in 2013 and were told that it is ours forever. We can pass it down to whomever we want. We own at Saratoga springs, 100 points. We pay roughly $200 a month between the mortgage and maintenance fees. We have been twice since we bought and are going again in November. Feel free to fm me with other questions

You can pass it down but it's only yours until January 31, 2054.

Ok I just checked and it is until 2054... Still a long way off.. I think the benefits of it outweigh the cons.
The biggest plus is that we stay in deluxe resorts now. We could never afford to stay in a deluxe. Not with 2 kids. So not paying (technically we still are paying it off, put you get my point) for a hotel offsets the price of tickets, Dining, etc

I got the DVD in the mail this week but haven't had a chance to watch it. Was talking to a co-worker this week who had it, said it was great, but as with all things Disney, it is very much NOT a bargain. She said you are basically still saving up to take a vacation every year. She said they ended up selling to pay towards college tuition.
It is just the 3 of us as well, so on that end, I think it is still a more do-able vacation to pay for NOT doing DVC.

I would never finance to own DVC. When you figure out the interest and the other associated costs you end up on the short end of the stick.
After a ton of research I bought on the resale market. Disney does get right of first refusal on all resales, so the waiting game is torture. In the end, however you can get a membership for $70 a point on the resale market vs. $150 a point direct from Disney.

I agree about the financing part. When we bought I believe Disney was offering 9% interest. We bought direct for well under $100 a point about 10 years ago. The price now is insane (as much as I'd love to add on at the Grand Floridian)
