No they don't but you should ALWAYS get one even if you are buying a house from a relative or friend. It is worth the $400 to spend on it because it could save you thousands in the long run.

To buy one of the most expensive purchases of your life without making sure everything is in working order would be Chat Icon Keep in mind they can only evaluate what they can see-you want a termite inspection too which I think is required anyway.

We just had one done on a house we are purchasing and even though most of the stuff he pointed out we knew about he did find a couple of little things that we did not know about.

It was well worth the $480 as this is 1 tiny % of the total amount we are spending on the house.

If something more would have been wrong w/ the house I definately would have wanted to know about it before spending all that money and then having to fix additional, very costly, things.

I defnitely agree, you must do an inspection. Although they can only do a visual inspection - if something is wrong with the foundation, roof, or anything else major, you want to know that now!!

But like the previous person said- they can only evaluate what they can see. We had a termite inspection done, as did the sellers, and both found nothing.
But when we tore down a wall, the wood was all rotted out and there was sawdust everywhere.Chat Icon

Whether the bank requires it or not, I would never buy a house without an inspection. Think about it, in the scheme of things, you are spending very little money. If there is something wrong with the house, you may need to spend a boatload of money to fix the issue.

While the inspectors can't find everything, they can spot quite a few things.
