C.O.'s and ripping down stuff before closing
Has anyone had a deck or something that had to be removed because there was no C.O. for it?
If yes, was there some kind of credit given because you offered the price based on that thing being present?
We would remove the deck anyway, so they're actually doing us a favor if it has to get ripped down. But could I get a little something back for it?
Thanks.

I don't think they'll give you anything back if they are ripping it down.
We had an issue w/ our deck. They said all along there was a CO. We get to closing and they didn't have one. They tried to say they would just rip it down, but my lawyer pointed out where he had written in that they had to supply one or credit us.
We ended up getting $500 plus we didn't have to pay for the oil in the tank.
ETA: We were approved for our mortgage w/o the CO. That was the reason we had been able to get to closing w/o it. If you need it to get the mortgage, then that's another story.

Re: C.O.'s and ripping down stuff before closing
We have a deck on our house and all along they said they had the CO for it - nope they did not. So when it came down to signing the contracts, we changed the contracts to state that if they didn't get the CO's they would give us a credit of $2,500 and we did the same thing for the garage conversion that they did not have the CO for. Well they signed the contract that way, but they did in the end get the CO's for both, so they didn't owe us anything. To bad they got the CO for the Deck, because we know now that it needs to be replaced. If you don't want the deck anyway, then have them tear it down, but I don't know if you would get any money off, but you can ask you lawyer if you can or not. See what the contract says. Did you sign the contract already?
