Removing stuff before closing
Has anyone pushed an issue about removing things from the house/yard before closing?
There's a rusted old shed that's still standing but is crummy (and there are things inside that I didn't take a good look at but it's not full), an old metal swingset that we don't want, an overturned rusted cast iron stove on the lawn (that my Dad said is probably way too heavy for us to handle), two portable fireplaces, and a roll-away basketball hoop.
I don't know how nuts we could get with this, or if you ask and if they say no, try to get them to take $ off for the removal?
This might sound crazy but the tub I might just want to keep. The house was built in 1898 but heavily renovated. It thought it might be cool to put the tub to use somewhere in the garden, as a reminder. I have no idea what's underneath it and I'm a little scared to find out. 
These aren't deal breakers, I was just curious.

If you want to do that, you should put it all in the contract.
I'm making it very clear that the house is to be EMPTY and broomswept before closing b/c the owners have so much stuff it's unreal.
If you want all that removed, make sure the contract is very specific about the shed and its contents all being removed except for the tub or something. Since the tub isn't a fixture b/c it's in a shed and not hooked up, you're not automatically entitled to it, but the owners may prefer you keep it than they have to haul it away.

It can't hurt to ask for that in the contract. The worst that can happen is they say no.

Ditto - Actually there was a bunch of stuff that our house inspector wrote up and we had it put in the contract. The sellers had it all removed before the closing.

I'm sure you saw the pics from the house we just bought, so make sure you have this sort of thing in the contract. Talk with your attorney about it and when the contract comes in you can make any changes you want with you attorney and see if the sellers agree or not. We did this! Just make sure, like we did, that you do your walk thru on the day of the closing if at all possible. There was so much still not removed from the property the day of closing, that after the walk thru we went straight to our attorny's office and showed him pictures of the property. When the other attorney arrived for the closing, we showed him the pictures too and we all agreed on some money being held in escrow. Everything worked out in the end and everything was removed by the next day, so they received all their escrow money back.
