Co-op Owners....
I'm curious what the going maintenance rate is for Long Island co-ops. I'm in Oakdale and the monthly maintenance on a 1 BR deluxe is $534. I was wondering if that was on the low side, high side or average.

We recently sold a co-op in Queens so it's not totally comparable but I think your maintainence is really reasonable.
But it's really hard to compare because there are so many factors that go into the maintainece like what the underlying mortgage is, what utilities (if any) are included, what % is tax deductible and what amenities are offered.

We just purchased a co-op in Nassau and the maintenance is crazy! We're paying $940 for a two bedroom. I should fill out the STAR thing, although I don't fully understand what it is or how it helps... (this is all new to me)

The STAR program is a state funded program that gives back some of the moeny you pay towards school taxes. It lowers your property tax & if you own a co-op the property tax for the whole building/complex is divivded up into everyone's maintenance.
And to answer the origianl poster--the best way to judge is to just to comapre a few co-ops in the same neighborhood & consider what services are provided.
The maintenace for a similar apartment across the street from me was about $200 a month more, didn't include anything that my current one doesn't and didn't have all the grounds to maintain that my current one does.

we just sold ours but we were paying 774 with star deduction in smithtown.. two bedroom

Hi Denise!
How are you? Hope all is going well. My mom has a co-op in Westbury and pays $1,000 for maintenance. It's really high IMO. It's a 2 BR, second floor with no yard & the STAR program.

The maint was the reasaon I bought in Queens, the bldings I looked at in Nassau had maint as high as $1000k a month
I bough a co-op in Alley Pond instead

with star, ours is 873 a month. that's in islip with a 2 story, 2 bedroom 1 1/2 bath co-op. it includes maintenence, property taxes and ins, water, and gas (heat). BUT we are about to sell

mslis the average is 7-800 so yours is not bad but every co-op is different the higher ones usually include more bills you probably have to pay seperatly....so i think it equals out somewhere

We owned a 1 bedroom in West Hempstead and paid 780 a month plus our parking fee of $100 for two spots.

But remember...a good part of the maintainece goes toward paying the underlying mortgage on the entire property. This part is tax deductible for you. So a higher monthly maintainece doesn't necessarily mean higher out-of-pocket costs.
I just think it's hard to compare maintainece costs without taking a lot of other factors into consideration.
